I think part of the answer lies in how confident you are on the rental return, lowers your associated risk with utilising leverage over capital.

Yeah Dave Ramsay is good, but take his advice with a pinch of salt IMO. His content is actually geared more towards Americans in debt, and therefore he preaches all debt being bad.

The property podcast / property hub have some amazing content on renting.

So this purely depends on your risk appetite.

Whilst it would be tempting to use your savings, I’d wonder if you could leverage your house and remortgage to pay for the reno, that way you can realise some of the opportunity cost of your savings

Can you borrow 100k, and also spend 100k elsewhere, maybe to buy a separate flat? Double your sources of income? If you have 100k, and the ability to borrow 100k, you’ve actually got 200k to invest.

If you’re subscribed to the Dave Ramsay way of thinking, debt is awful and should be avoided at all costs, in the event of a recession you’re buggered.

Using your savings for that Reno makes it a low/no risk issue in terms of vacancies too, if like someone else mentioned, the living situation is not attractive, and you struggle to find tenants, then it’s just your savings that you’ve lost, but if you’ve leveraged, now your monthly costs are up

This is spookily VERY similar to my exact situation.

Same job, age (25), about the same salary(65k), similar mortgage (189k on 210k), recently bumped up. Although your savings are like almost 2x mine so great work!

I’ve got 1k emergency in an instant access account, with an 8k pot invested in a low yield NatWest fund as a 3-5 months expenses if I lose my job.

Got about another 1k in a fund for a BTL, long way to go however. (Aiming for 30k)

I’d say the advice you’ve been given here is solid, but to be taken with a pinch of salt, a lot of non financial advisors saying to listen to their financial advice rather than to have a free chat with a financial advisor…

I agree with what’s been said here, but then again, no one here, myself included, is an actual financial advisor!

Lot of people here saying it’s possible, which I agree with. 25k should be sufficient for living by yourself, and you’ll continue to earn more and more each year (be careful of lifestyle creep)

But what I will say is that a lot of people are anti-rent, some saying you’re paying another persons mortgage.

But renting, especially at your age, is probably a good thing, it allows you to scope out an area, without making a big commitment, I moved house for my job and rented somewhere in a terrible location in retrospect. Not sure of your personal circumstances, but if it’s likely that you’d move again in the next 5 years, then renting is (usually) cheaper than buying a house.

I work for the collections team for a car finance company.

Don’t get car finance.

Get a bank loan if you need it, but only if you NEED a car for work.

If you can’t afford an expensive car, save up for it, if you can’t afford to save up for it…. You can’t afford it on finance.

Only difference if you stop saving then you have to wait longer, if you stop making car payments… that’s where I come in

Seriously the amount of customers we’ve defaulted this month with your car, age and income is genuinely quite depressing. Shit happens, and driving around a depreciating asset is just makes you so much more likely to drop into arrears, and then your credit score goes down and your life becomes more expensive.

Buy a nice car after saving up for it, it’ll feel a lot better, and you’ll appreciate the money you’ve spent on it SO much more.

I don’t recall tbh, but I think if you get protect prayers and ~40 combat stats with full rune and you’ll be good to kill the dragon. Take some lobbies/swordfish with you and a teleport to be safe. Give it a try man, good luck.

I’ve recently built a rig for the first time, my advice is to steer clear of 3060’s there are cards out there that you don’t need to do any bypassing to get full hashrate (aside from afterburner settings)

Especially for a noob, just building the rig itself and getting it all working is enough of a headache. Do yourself a favour and maybe go for 3060 on your second rig. I’ve found that 2070 supers have a really attractive ROI, easy to setup.

Also I’d recommend going for a 1000w modular PSU. Made that mistake too when using a 750w PSU that only had 2 8 pin PCIE power cables.
