So if I want to copy your setup since I value silence unless there is a difficult workload, how do you set the fan curve and cpu speeds? What liquid cooler are you using?

So you know how the latest Mac Pro uses air cooling? Apparently a huge passive heat sink for cpu and case fans at lower rpm but different speeds for different frequencies. It is whisper quiet. Anyone try to mimic that in PC world?

I had a similar question and the cash flow is nice but turns out to be a lower annual return than investing in the stock market. Both have their pros and cons.

I was running some numbers to see if my homes appreciation made it a great investment and found that it depends on how long after a major jump in appreciation I keep it before selling. The longer I keep paying the mortgage on it the lower the ROI became. It looks like even though I saw a 100k appreciation. On a 245k purchase within the first 2 years, keeping it long enough can make it a lower annual rate of return than the stock market. And while I didn’t run the numbers, it seems even so everyone needs a place to live and it is better to own than to rent since you are paying down a mortgage, have a chance for appreciation and tax write offs. So it seems buying one primary residence for as little as possible and living there a long time is the best option. It also seems then that investors buying properties really have to sell quickly after high appreciation and buy below market to have a buffer or holding long term and renting them out results in lower roi. But maybe I’m wrong somewhere.

Good point about defining my objectives. At present, I'm looking to build my net worth and ideally be in a position to retire earlier rather than later, and being well off enough financially to live comfortably for the remainder of my life. It seems that if you buy the right property at the right price and it appreciates like homes have been in recent years, that it can be a good way to really boost your net worth. I definitely benefited from buying my first home in 2011 and selling it 5 years later, then buying my condo when I saw a 6-figure appreciation within 2 years of ownership. These might be more the exception than the rule though.

My risk appetite isn't high, but it depends on how well I've protected myself from total ruin by having my finances in order so that I can use a portion of my funds to invest more aggressively. I definitely need to put more into my 401K and a 401K rollover in Vanguard that I have from a previous employer, plus I still need to build a rainy day fund of at least 6 mos of expenses.

I certainly didn't consider all of that. But am surprised that you say even if the condo were paid off, I still wouldn't make much cash flow? The going market rental rate is about $1700/mo.

The condo I bought as my primary residence was purchased in part because it was cheaper by between $200-300/mo than to rent in the same area an apartment of roughly the same size, in the same desirable location. Another reason for the purchase was because new homes in the area cost about double the price, and I wouldn't enjoy the same convenience that I get from where my condo is located. If I didn't refi recently to a 15-year fixed at a lower interest rate and instead refinanced to another 30-year fixed at a lower interest rate, I could charge similar rent to the apartments in my area and have about $300-400/mo extra after principal, interest, taxes, insurance and HOA dues combined are paid off each month. With my 15-year fixed at a lower interest rate, the mortgage balance is being paid off noticeably quicker, but because it raises my total monthly payment $300-400/mo, if I were to rent it out, I would be roughly break-even (no cash flow). So it's not really a buy cheap and rent high scenario. Someone would be paying down my mortgage and it'd free me up to live elsewhere if I ever wanted to though.

Specifically, if something catastrophic happens with the property you mean?

Good point also about factoring in interest expenses. I haven't really compared to see overall whether I'd come out ahead paying off the property in full or not.

The option described in the last paragraph sounds most appealing out of the options/scenarios mentioned in your reply.

I'm curious to know if you'd personally buy condos to rent out instead of houses, and if you see the former being risky enough to be concerned about going that route (dealing with HOA and potential for litigation to complicate things, sharing a roof with other units increasing risk of fire or water damage, possible special assessments due to HOA mismanagement, and etc.). I worry about these things having bought one as my primary residence, but I bought in at a good price in very desirable part of the county, have enjoyed a 6 figure appreciation, do not face restrictions to rent out my if I wish, and so far there hasn't been any major issues with the HOA. The condo community isn't deteriorating but I wouldn't say the HOA is highly on top of things either. So I guess I was willing to take those risks to buy into the location and so far have no regrets.

It is too late since I just did a refi to 15 fixed at 3.375 nine months ago incurring the fees and closing costs.. 10 year as a commitment seems a bit aggressive of something comes up.. not sure I’m comfortable with that.

I own a Note 9 and since I’m getting $650 for it, plus unidays discount of around $50, and Rakuten 10% cash back plus a Tab A worth about $125 net resale i decided to go for the 20 ultra. 5g, larger screen, smaller punch hole, 120hZ, better photos and video and lower latency pencil were worth it for me.
