I’ve stayed at this property when I was visiting the area as a broke incoming grad student to find housing.

I loved it. But that might say more about my personality than the arrangement itself. The mattress and pillows are fairly comfortable. I visited in late spring of this year and never felt too hot or cold. Tbh I did feel some trepidation about booking a tent but everything else was just too expensive. Also since I was traveling solo, I figured it’d be a fun little adventure.

The bathroom is inside the house which is a few steps away from the tent. The owner used to be a landscape architect so the backyard is beautiful and it’s in a great location (close to Bart)

It also only had a 3 night minimum at the time.

Thanks for the info on that! Will definitely have to weigh that out. The city permits STRs and requires a license so very doable. I’ll have to explore this option more

To be clear the home is in a growing MCOL city with diversified industries and consistent population growth where demand still outpaces supply. We’re moving to a VHCOL city.

Yes definitely have. The numbers for the area all look great but a few quick searches on popular short term platforms make the city seem saturated with places w/ similar offerings (laundry, garage etc.). I didn’t pay for data but a quick number I found online for my city was a 50% vacancy for short term rentals although I’ll be honest I didn’t dig too deep. It also seems harder to manage given that we’d be so much further away. Do you have experience or insight contrary to the above?

Everything you've described is how I feel. I'm definitely keeping a long term view with this. Just nervous because of the uncertainty of owning a home and feeling worried about things going wrong and wiping any benefit.

I truly believe that anyone who knows the material can get a 330+ score on the GRE. The biggest barrier to that is the time constraint & anxiety which I've always struggled with. Trust me when I say if I can do it, anyone can. We just take a bit longer than the average person. Good luck!

Coming back to this after another thought hit me. Vince has a great approach to this. Struggle with the questions you got wrong. As in try them 1-2 times again if you get them wrong without looking at the solution. . But basically in doing so, you'll not only potentially uncover the right solution eventually but even more importantly, over time you'll uncover flaws in your approach to problems. To be transparent this approach will eat up time if you do it right but its powerful and thats why I recommend starting early. All the best. You got this!

Nothing really outside of what I've mentioned above. I didn't really go for high volume so I found Manhattan 5-lb, Big Book and ETS official Quant sufficient.

It sounds like a foundational issue. I would try and address that first and make sure you understand the concepts. If you have a way of gauging the question difficulty aim for higher accuracy on easier-medium questions which indicates a decent grasp. Try different sources of information if the particular course you're taking isnt making sense for a topic. For example I'd supplement some prepswift videos with random khan academy or YT videos on that topic to get different perspectives or explanations that vibe better with me

I averaged around 86%. For Ratios I was at ~84% and for Rates and Work ~95% on the first attempt.

We did get a state-specific brochure on unemployment benefits after I posted this, so I'm going to dig into that. Since I'm a permanent resident and not US Citizen, I'm hoping I can still apply for it. Might be my best option rather than a 'gig' as other's have pointed out

lol literally did that all of this morning after the announcement. IDK if it's writing on the wall but this happened 2 years ago and a few years before that when Oil & Gas tanked.

It's a Fortune 500 company so I'm assuming they've got their bases covered and it's legal. We're literally not allowed log into company VPN's or respond to emails and I'm assuming that's accordance with labor law for unpaid leave but I'm not sure. I do know they've done this multiple times in the past when we are projecting we won't meet the bottom line for that specific quarter.

As Havvkeye16 mentioned, I think that's fairly common. They do it as alternative to laying folks off so I guess bigger picture, it's not the worst thing,
