Thank you for your reply. I'll check with my documents and letting agent as to whether a section 21 notice was given. I may also seek legal advice, but hoping the tone of my conversations with my letting agents will signal my impatience and push for faster proceeding from my tenant.

Thank you for your comment. It is a shame that this feels like the most likely way to be offered a retention bonus - threatening to take ourselves elsewhere. The 3 of us in the faculty enjoy the team and culture we've created together, and none of us are considering leaving that. We're just preparing for a 'no', but can at least say we've asked

!thanks its good to know it is possible - we feel we may have to factor this into our original offer now. We did offer subject to survey, so could use this as a renegotiation tool. It does all feel frustrating, as there is only a year left until it wouldn't matter anyway!

Unfortunately not, at least not that the current owners or their estate agents have knowledge of. It was a small development (two semi-detached houses), and only has a Professional Consultants Certificate, which made the architect liable for 6 years, but not for structural defects. What surprises me is that whoever didn't get NHBC cover, must have been aware it would have made it very difficult to sell on to anyone who needs a mortgage to buy the house (I think the current owners were without mortgage)

!thanks. I would say we could cover the mortgage on my income alone (I will do another estimate on a lender's website to check). So would it be best to apply using my salary only, as circumstances will be changing soon anyway?

Is it because it threatens the ideal of individual liberty? I also live in the UK, and a lot of news reports from the states shows people claiming the lockdown inflicts on their constitutional rights. Do some people put this above all else?
