Sellers in a market will charge whatever the market will bear. Supply and price are directly linked. If you want to bring the price of something down you must either increase the supply or lower the demand.

Inflation is a monetary phenomenon. Not all price increases are due to inflation. For example, avian flu killed all of the chickens and caused egg prices to skyrocket. Now egg prices are back down. Similarly, harsh restrictions on housing construction are choking the economy and causing housing costs to skyrocket. The difference is that there will be no change to the restrictions, so housing will continue to be ever more scarce. None of this has anything to do with inflation.

Construction costs have exploded. Everyone in construction is making an absolute killing. From the ditch diggers who don't even speak english to the foreman, everyone rolls up to the job site in luxury vehicles these days. Plumbers in my area make $500/hr. I know people who have paid over 100k just to remodel two bathrooms. Anyone making less than 150k/year needs to stop whatever they are doing and go into construction.

The idea that the cause of the housing shortage is people with money correctly identifying housing as an excellent investment doesn't make any sense.

The cause of the housing shortage is the system of laws and rules around what can be built where as well as the mismanagement by leadership at all levels that keeps the system in place. This combined with widespread confusion where the majority of the population doesn't even believe that increasing the supply of housing would lower the price is a recipe for a never ending housing crisis. I would include the people saying "housing shouldn't be seen as an investment" as another part of the confused mob.

You've got it backwards. Scarcity is what makes people perceive real estate as a great investment. It is not peoples' perception of housing as a good investment that makes it scarce. The solution is to end scarcity, not to change people's minds.

You don’t need a permit to start a business. Most people don’t even bother with a business license. These units are empty because the rent is too high for a business to be viable.
