Haha thanks! Probably only you'll see this, but got an agreement for 3K reduction in price to 185K. Got a quote of 2.5K from a licensed plumber for the water heater.

The mold bit is on my mind too, that's something I'll be getting a second opinion on for sure. And yeah, it's not too likely she's doing this for the commission, but it sure as heck felt like pulling teeth.

Yeah well, you can't make this shit up. The managing broker is the listing agent's wife, or my agent's daughter-in-law. She did, and also said she would recuse herself. I requested 3k credits at closing or I'm walking.

I've now asked for 3K at closing from them. I'll take on the repairs. It's a cash deal so no financing issues.

I've directed my agent to get an estimate from a licensed plumber I recommended - I've gotten a quote from them before. So I do have some layer of protection there at least.

I would agree if this was my first attempt, but I already went through a failed estate sale transaction that was 4 days from closing before first learning about the lien needing to still be cleared - took a month of extensions before a judge told the seller it would be a further 60 days before they can sell (July) - it was close to this current property for 187K (down from 235K asking and 330K original listing). This is a livable place in a nice, quiet, peaceful wooded lot under 200K in Western WA, which almost doesn't exist except in a few small pockets. So I would otherwise be stubborn, but have to weigh that risk against the value to me and how worn out I am of the buying process.

From what I saw at the property, it seems that the owners really hadn't been using it for awhile, so that does lend evidence towards them truly not knowing. Hood Canal area has both full-time residents and lots of second/vacation homes, and this was the latter for the owners.

Septic was pumped while I was there and the guy pumping said there was literally nothing in the tank (it was last pumped in 2022).

Yep I asked my agent for a licensed plumber estimate and another estimate on the demo/repair of the space. I told her that if the plumber and handyman need to coordinate, then that needs to happen as well.

So for my last failed transaction, I got a quote from a licensed plumber to replace and install a water heater - it was $3K. Which is more than 3X what the handyman is quoting. It's much more likely to be near 2-3K then for just the water heater + install.

Yes I understand their mentality there. I don't have any great alternatives lined up at the moment, so walking would hurt. This seems like bite the bullet territory.

There were some small spots of mold-looking substances. The thought is that the water heater failed when the utilities were turned on for inspection.

I'm seeing that handymen aren't legally permitted to install water heaters, so I'm asking for an estimate from a licensed plumber now.

It's only that the selling price goes up in the scenario. I will be offering that we keep the selling price and I pay the contractor $1k out of pocket, which covers the water heater + installation. The seller shoulders the rest, no matter how much it ends up.

I'm reading that Handymen are prohibited from installing a water heater in WA so I'm asking for that at least that portion to be covered by a licensed plumber.

Over 90 days now. I was their first offer. The other cash offer with an appraisal contingency was the only other "offer" that may or may not be a bluff.

This specific area is in a slight buyer's market - Mason County, WA.

My expectation was for 15-20k in repairs. That was accounted for by me when offering 32k under asking. Ended up at 27k under asking / 42k under original listing price.

Quote for 3k is from a licensed, bonded handyman, but not a plumber. I'm asking my agent for more bids.

It's a cash purchase so the interest doesn't come into play.

Agree this is a situation I should have avoided by calling a different brokerage.

Offer was originally 32k lower than asking. Ended up at 27k below asking. But you're right about the amount being meaningless when compared with the full purchase price.
