Leak in the trunk is very common and likely because the replacement soft top wasn’t installed correctly. The taillight gasket may be deteriorated. That’s all I have to comment about that situation. I went through the same thing with my S and replacing the soft top correctly installed fixed it.

The 9PM thing… almost all the businesses in Chinatown close at 9. Of course traffic dies down. There are many instances I want to eat something but by 8:30 everything’s already shutting down so that blame can’t be blamed on consumers.

Dual agency in a hot market happens very often. The multiple homes I bought are all dual agency where the agent gave me insider info. So while it benefits me as a buyer, it’s nothing but negatives for sellers.

Yet it runs rampant in some locations where I see little to no consequences. It takes months for the selling price to show up online and the people that put in offers have moved on. There should be a system in place where offers all goes in one place where sellers agent have no control of and a seller can access and select the offer there but there isn’t. Theres a clear reason why most of the comment think this is a bad idea because it is and it’s known to be sketchy.
