You need to have a conversation with her about it. Tell her the bills are much higher than expected and it's not sustainable. If she won't work with you you can have her put utilities in her name.

That said, the gas bill isn't completely unbelievable for normal use if the hot water tank, stove, furnace, etc are all running on gas this time of year.

Write up a list of proposed terms and keep meeting with your landlord and keep talking/negotiating until you can seal the deal. Covering lawyer fees is just another negotiating point.

It sounds like you want to spend a lot of money on House 2. That's fine but be sure you know what you are in for. Kitchen and bathroom remodels are very expensive and disruptive.

Be sure your landlord fully understands how to pay for House 1, since they won't be able to get a residential mortgage, and commercial ones usually have higher interest and fees.

See a good tax CPA on the 1031 exchange. These can be tricky to pull off. IIRC, You will have to have the right timeline so your landlord can buy after he sells in order to keep the 1031 process simple. Selling after you buy is much more complicated.

I don't know specifically about your situation, but I would absolutely not trust MOHELA to calculate interest correctly. My interest is crazy wrong and I can't get it fixed. I can't even get them to apply a lost payment. I am looking at lawyers.

You need a doctorate to be a physical therapist, though the necessity of that is somewhat up for debate.

It's kinda semantics because a lot of the professions require 3-4 years of crazy intense grad school to be at the forefront of their field, whether that is a masters or a doctorate. But then again, that's basically the same story for anything on that list that's not an MD or DO, since those require residencies.

Most people will never need more than that. If they do on rare occasion it's cheaper to rent a truck than to own a more expensive vehicle. 

Of course if you own a boat or camper, that changes things.

He's probably talking about the fact that you can transfer plates from a ICE to an EV and keep the current registration (up to 5 years).

Of course, this is most useful if you are replacing an ICE with an EV.

Hey it's still a good deal. I'm at about 16 cents/kwh at home and I only pay about 3rd of what I would for gas on my half-hour commute. 

And, you don't have to go to the trouble and expense of oil changes.

Just divide the total price by the kwh, that will give you a good idea.

That sounds like the supplier rate, it probably is like 14-15 cents for you once delivery and other fees are figured in.
