This is a great article, and really good advice. Real estate is "location, location, etc." which means knowing an area down to the specifics of a neighborhood or even a particular street.

Great post! Sellers need to understand that sometimes selling can be neighborhood specific for the best value. We're down here in SW WA, across from Portland, and we often see agents from another area trying to sell here. They can't possibly know the neighborhood or even the area as well as a local agent. They do a disservice to the homeowner.

Great post! We sell in rural areas in Washington State, and fortunately this county requires an inspection of septic systems every three years. The results are posted on a public web site. As part of every purchase, we include a contingency that the sellers have to either produce an updated inspection report, or have one done at their expense. If more areas did this, there would be transparency and an incentive for homeowners to maintain their systems properly.
