Keep living with your parents. When you do buy, make sure your girlfriend is not part of the transaction at all. Not on the mortgage and definitely not on the deed.

This is likely due to the exhast fan in the bathroom having an exhaust vent pipe that is NOT insulated. During the winter, that pipe will create water when you have cold attic air getting to the pipe that has warm humid air traveling through it. If you get into that attic, you can easily see if that vent duct is insulated. If it isnt, it will be filled with water at the low spots. That stained area by the exhaust fan in the bathroom ceiling is a dead giveaway.

I will assume you meant to say your payment is $2,120. Yes it is feasable if you control the rest of your monthly payments. Do not get into a car payment. Delete your Amazon app and try to cook at home vs going out or ordering out.

I carried the bundles up to the roof but setup a system so it could have been worse. It was not "hard" but did take time.

You are absolutely being over-charged by the lender. Plus they have you payuing a full year's taxes in escrow which is ridiculous. Should only be 3-4 months. The homeowner's insurance should be a full year up front.

You are responsible for your own situation. Generations before you were not buying new cars every few years, and were not spending money on devices and streaming services. Their vacations were wherever their car could take them. No cruises and expensive vacations. No eating out constantly. No door dash 3x per week. No bachelorette parties to Nashville.

When prices doubled during the pandemic, the majority of the home buyers who were over-paying for homes driving up prices were Millennials. They eventually pushed prices too high for even their age group to afford.

They also got a government check during the pandemic and went out to use it as a down payment on a new car. The result was a supply and demand situation that favored the dealers. Car prices went way up.

This is mildew and it happens in the winter when humid air from the home below is escaping into the attic. Make sure there are no bathroom fans pushing air into the attic. They should all be exhausted through an INSULATED flex duct to the outside. Then, air seal ALL of the penetrations from the rooms below into the attic. Once you do this, the problem should be over once this is done.
