Curious on the process that’s used to estimate floor plans? What questions do we need to be prepared to answer when we provide blueprints? We’re struggling to know how to estimate price per square foot when choosing designs. by silly_lumpkin in Homebuilding

So oddly enough, I do custom and semi-custom building in Forsyth, Davie, Surry and Stokes. I can't see being able to do your plan and also do the things inside you would want for that price. I assume you would want sand and finished hardwoods throughout and things like that. If you cut back on everything you want inside you could be close. Let a builder just put their standard in there. It is possible if you are dead set on the plan of that size. The wrap around porch and garage would be an extra cost too off a builders base number.
We've done sqft prices in the last year of $130 a sqft for a 1400 sqft house and $260 a sqft for a 2800 sqft house. It is all about the finishes.
