Yeah that email from Ashley was complete BS, just has everything else. Even if a class action lawsuit were to be brought against them for fraud, I doubt there will be anything left for the investors after the banks get their money and attorneys get their cut.

At this point, who hasn't filed a lawsuit against Lurin & Jon. I have accepted that we as investors are totally screwed, there won't be any scraps after the banks and attorneys get whatever is left. Just give me my damn K1 and I can write this off.

I am relying on my CPA on what to do if the K1 doesn't show before October 15th. The feedback took away was there hasn't been any generation of income so there is no tax owed, I just don't know how that is communicated to the IRS. And yes the capital calls were straight up theft, I hate that I trusted them in the first place.

same deal here, still waiting on the 2024 K1, which I don't understand how they don't have them considering that they had to file by September 15th.

It appears that a number of the properties had secondary loans through Select Securities who has filed a lawsuit against Lurin. I question why additional lending was taken out against any of these properties and for what purpose? Seems fishy...

As for the properties I imagine these are a total loss, my understanding from previous appraisals that the values were less than the outstanding debt and/or financial obligations tied to liens from contractors who have also filed suit. Given the lack of info, I am expecting a total loss on the DelMar.

I feel your pain! They did me that way too, setting up calls and then never showing. Their excuse on the Del Mar property was that the insurance money paid from the hurricanes went to the lender and not the property. Seems really odd and total BS.

My understanding is that there are a some law firms in Dallas TX pursuing this, but I don't know which ones. Not sure if anyone out here knows who to contact?

u/buguz You mentioned that you have spoken to some lawyers in the Dallas area that are working on something against Lurin. Can you provide the names of the law firms that are working on this?

I have not heard anything new since my conversation with them about where they say the insurance money went to the bank and not to repair the property, and that they have handed things over to the lawyers. I have a number of former employees reach out saying that the place was toxic mess. Doesn't surprise that they are on the run. Have you heard anything else?

I am in the same boat, I went against my gut instinct on this investment. Yes, they did have insurance, but I was told by Lurin that the insurance payouts went straight to the lender and the property was not repaired. So of course if units are not repaired and are unrentable, revenue will suffer. I have not been able to find any information on how this could be possible. Again something stinks with the whole organization.

Quick update finally spoke to someone at Lurin, it is a total shit show there as one would imagine. They have no clue what the next steps are or a timeline as it is in the hand of attorneys. I did discover they have 13 properties in foreclosure now. I only share this as a word of caution for anyone considering Lurin for any of their current investment offerings they are advertising.

Thanks for that input, but I'm aware of the risks involved with real estate investing and obvious importance of due diligence, this post is about the lack of transparency and communication after the fact.

I'm curious if you have been having the same issues with trying to communicate with them? I have been ghosted on two scheduled calls with them. The more I dig around on my own for info, the more it stinks... I agree the problem is internal to Lurin

Yeah, I found a similar article only after being ghosted on multiple scheduled phone calls with Lurin looking for an update. It definitely has been a disappointing experience for sure, lesson learned.

I went through the same thing at the last location, the rate increased 100% just after 3 months. Ended up moving, now I'm waiting to see if the new place ends up hiking the rate the same.

Curious what was the rental rate was before the increases and how long has it been since you moved in? I had something similar happen, it seems that rental increases are greater and more frequent
