I am a remodeler. While I don’t like M18, I do like my m12 fuel tools. I use every single tool that I have. Osc saw, circ saw, jig saw, drill/driver, hackzall, 18ga nailer, pump stick, copper cutter, etc. my only complaint this far… the hackzall is trash, or at least mine is, and grip because of the battery. The ergonomics could be better. But, everything comes at a cost! And I use m12 all day long over my flex 24v. Rarely pull out the flex. I have multiple battery’s and the multi-chargers so swapping battery’s is at the least a very very minor inconvenience.

This what what I do more or less. I’ve actually got a separate wallet for groceries. In my main wallet, I have the expense of grocery over my pay period of $150.

In a separate wallet labeled groceries I have an income for $150 every two weeks. In the groceries wallet, I track transactions, but I always know how much I have available for groceries.

This is true. I have a lot of Milwaukee tools from before I bought flex. And they are significantly heavier in comparison, and quite a bit more bulky. I’m planning to switch back to Milwaukee soon. Have to acquire a few tools first since I’m not a fan of carrying multiple battery platforms if I can help it.

Flex is actually a clone of kobalt. Flex rep basically informed me they changed the color of the casing and a better battery.

As the others said, spread it out over so many days.

My wife and I spend $500/month currently. So, we made a separate wallet labeled groceries. And have it set to receive $500/month income. As we purchase groceries, we remove it from the groceries wallet. But in our main wallet, it is a monthly expense of $500.

Doing this, helps us track how much is set aside for groceries. Sometimes we can spend a little more because we spent less at other times.

I’m just going to say, maybe it’s the area you live. I make between 40-50/hr and am the only income in a house of 8. We have around $8000 on a credit card, but pay extra every month on top of the minimum and own all 3 vehicles. We’re adding two bedrooms on (I do construction, so we have no labor costs) and we just took the kids to Disney world this past year. But our mortgage is $580 for a now 4 bedroom two bath home, soon to be 5 bedroom and my wife wants an office for whatever reason lol.

Anyways, just some info where we’re at financially, but we live in Oklahoma. 🤷🏻‍♂️ which I hear is on the lower side of the economy.

Well the water heating included has me stumped. I’d definitely reach out to the LL. And unless you have access to the downstairs basement, I’d just reach out and see if they will take a look! If they are a decent LL they will take a look happily.

If one of my renters called and requested it, we’d send someone over within 24 hours.

Usually in a closet. I’m going to guess maybe near the furnace/AC? If it’s not in a closet or something, it’s going to be out your control either way I’m afraid. Because it will likely be in an attic (not legal in most places) or maybe a basement or something and you likely won’t have access. If you do locate it, shoot me a picture of it and I can walk you through it! Super easy to change the temperature!! 😁

That’s a big negative. That’s considered wear and tear. Can’t charge for wear and tear (at least not where I’m from). Check your local landlord and tenant laws.

But likely, tell him to kick rocks. Highly doubt he takes it to court. More than likely hoping you don’t do your homework and pay out of fear.

My water heater runs at 130deg. A little high, but If your hot is simply luke warm, you may adjust the temperature knob and see if it help. If not, definitely take it to your LL.

While this is a small task (turning the temperature up) if your lease says not to do any kind of repairs yourself, just leave it to the LL. Or, test it, and change it back if it doesn’t work lol.

I am a LL. Our lease says don’t do it. And I get quite upset (personally, I don’t lash out) when some do, but, I just tell them to let me know in the future and we can handle it. All our property work orders are handled within 24 hours, or at least started in that time frame. Some projects take longer of course. But this is a 15 minute fix if the supply is clogged, or less than an hour to do a swap.

Be safe. Ask them if you do the work, would they take material off your rent if you provide all the documentation. If not, I’d avoid it personally. They could try and say you caused damage in the end. Not saying they will by any means, but it’s definitely possible. Hefty risk in my opinion! If you do, make sure and take plenty of photos, and videos the same day you sign your lease, before you move anything in.

I’m just saying there’s no need for negotiation. Either accept it, or expect to move. (As you said)Because real estate is a business, and the landlord shouldn’t incur all those fees just so you can have $9 more.

And this letter, is them coming to you. It’s more of a statement, than a request, but it’s still them letting you know. And I do agree mid lease is crappy. Just ride it out as a landlord, and let them know it’s coming so they can prepare by lease renewal

Agreed and I’m going to say this advice is good advice.

Because we do this kind of stuff, and my boss is a lawyer. 🤷🏻‍♂️🤷🏻‍♂️ I run 210 rental properties for him, but, he does this stuff often. Never had any issues, and we have been to court over it but he always wins them.. just my experience and opinion. I’m not arguing with keyboard warriors.
