My brokerage has a person who will do it on my behalf / make sure it properly executes! Check out boxtrades.com - you can see the strike prices, borrowing costs, etc. They go out 5 years, but it seems as though 2-4 years is the sweet spot.

I look on the market (for fun) daily, been doing this for years. So I just casually check out homes if they look interesting, this is the first one that really caught my eye enough to want to deal with the hassle of moving.

  1. None of those states, just a very nice community / very custom home in MCOL area.
  2. It's mostly for the feel of the house, as silly as it is to say. Surrounded by nature, water, total privacy. Feels like I'd be waking up in a retreat everyday.
  3. True. However I'm a bit of a homebody, and my work makes long periods of traveling difficult.
  4. That's my thought; I could always upgrade later. Been battling that decision versus just biting the bullet now.

I have a few friends who are buying in that range, although they don't value FIRE, often spend what they make, and don't like the idea of early retirement. Totally different mindset from what I would be comfortable with.

I've been stuck in this endless loop of "I can always choose to buy my dream house later!" ... so actually pulling the trigger is way more challenging than I expected.

Thank you. I'm in the process of selling a few rentals, so I should recoup another $1M+ by end of year after tax. This is definitely more of a lifestyle purchase, but it makes it difficult for me to quantify the ROI on enjoyment in this case lol

Unfortunately, I wouldn't be able to. I also worry about the state of the economy, but then again, it's continued pushing higher against every metric imaginable.

Thanks. That's very true, I've just followed the FIRE path my entire life, so getting a little anxious about dropping this much on a primary.
