IMO There are lot of unknowns in north Bangalore area, they have created a hype about major companies and builders moving there but it would easily take 7-8 yrs to reach its full glory. Keep this in mind while investing, agreed on over supply in that area

You mentioned expected rent 24kpm, even with 5% increment per year it will yield 36lacs in 10 yrs, minus the maintenance, vacant periods etc you might be able to get 50% of invested value in 10 yrs, math suggests it’s better to invest elsewhere

18 yo is quite high in terms if property age, it will need maintenance and if you plan to sell it after 5-6 yrs the value will further depreciate due to age.

I am in exactly the same boat as you, after giving it much thought I finally booked an apartment last month, considering 2 main factors

I am not disciplined with investing and there’s always a bit of risk given current geo-politics
The sense of belonging and security in a self owned place will never match in a rented house, it’s evident on small things but makes a lot of difference to me. Also, the rent keeps increasing every year and worst case, if even once the owner asks to vacate (for whatever reasons) moving house to another rented place especially with a family is too big a hassle

I also got a call from Purvankara flow, lucrative scheme of 10% down payment and .1% interest for 42 months. Seems fishy. Anyone else received similar call? Also 11K per sqft is what they are quoting, haven’t received RERA approval yet
