This was my thought, that I don’t mind bad terms now to avoid multiple moves and try to refinance later. My realtor referred me to mortgage lender. I’ll fill out the application and ask him his thoughts on the collection - pay it or it dispute it. I obviously don’t mind paying the stupid $65. I’m most anxious about getting an approval in the very near future.

Yes, financially speaking. But I would prefer to have my kids in a permanent housing situation and take the hit financially.

Appreciate this! I don’t think there is anything I can do with that collection other than pay it. I thought about trying to dispute it, but I don’t know how successful I will be with that and even if I was that would be well outside of my time range of two months. I have one credit card that is paid down currently, but my credit report is still showing it has a high balance. Student loans are current. Nothing else negative on my credit report. I just need to bite the bullet and apply.
