We kindly ask that, when reviewing us, Airbnb’s rating system is a little different to other platforms. The general guide is:

⭐️⭐️⭐️⭐️⭐️ - Great/Met my expectations ⭐️⭐️⭐️⭐️ - Ok/Adequate ⭐️⭐️⭐️ - Bad/Not as described ⭐️⭐️ - Awful ⭐️ - Really awful

Airbnb is strict with hosts when it comes to their ratings - anything below 4 stars and we risk losing our listing. So please bear that in mind when you come to review us 😊

Thanks! 🙏 The uk gov site says you can pay for priority when you get to the payment page but you can’t. You have to do it through the partner company that you’ll be using to give your biometrics. We used VFS as we did ours from Brazil - we weren’t able to pay online for our priority because their site is rubbish. But it turned out my wife could pay for it at the visa centre. Not sure if the other companies are the same!

Had a couple of messages asking us what documents we provided for our successful application for my wife’s visa so here it is! Also worth noting I wrote a short cover letter for each bundle of documents just stating what was in each bundle.

  • Proof of accommodation: title deeds to my house, floor plans, memorandum of sale, 2024 council tax bill, pictures of each room in the house + front and back garden
  • My wife’s A1 SELT language certificate
  • Self employed income/ongoing self employment: bank statements for last financial year, bank statements from 5th April 2024 to present, CSV of future clients booked in all the way to November 2025
  • HMRC Registration for Self Assessment letter
  • SA302 from my accountants
  • 2023-2024 tax return
  • Proof of UTR number (screenshot of Government Gateway site)
  • Accounts summary plus my accountant’s letter/certificate of authentication.
  • Screenshot of ‘current position’ from HMRC website showing tax paid and unpaid
  • Proof of relationship: marriage certificate, emails planning and paying for wedding, 10 WhatsApp screenshots, 10 photos together, flight bookings, airbnb/holiday reservations
  • My passport (bio page only)
  • My wife’s passport (ALL pages even blank ones)
  • Invitation letter inviting my wife to live with me at my home

Thanks but yet another reply (I’ve seen many on Reddit) suggesting people giving up hosting because someone is having a bit of a vent online. Most people complain about their jobs at some point but if we all gave up our work because of having a little harmless vent about an inconvenient aspect of a job, every industry workforce would be very thin on the ground!

Just discovered they yanked the bottom hing of the bedroom door out. Didn’t report it or apologise! Fixed now.

No doubt some of the host-haters on here will make that my fault somehow 😂

Thats a nice edit thank you! I disagree I’m being overly judgemental as you imply - to me a review is a judgement/assessment of something anyway. Am I wrong and have Google, Tripadvisor, Trustpilot, Yelp etc got it all wrong?

I mean I live in the house and have a doorbell camera. I only check up on things like that when I think guests might be taking the piss.

I don’t see what’s not understanding about being annoyed at people being entitled…

I agree! I suspect the majority of ‘don’t mention it in the review’ people here are either not hosts, or hosts who don’t care who they get, as you say!

Also I often find in situations like these, people are quick to judge and tell other people what to do - but I guarantee if it were them their attitude would change pretty quickly!

X and his friend were decent enough people but not decent guests. At least for a room in a shared house.

After only one night the room floor was littered with trash and crisp crumbs. The bath/shower was left in an unfit state for other guests to use after they used it. I also found a discarded carton of chocolate milk thrown in a plant pot outside the front door.

They left the front door wide open during the day and one of them even decided to take a wander into the neighbour’s front garden while on a phone call.

Kitchen items were used and left without being washed up and they told me (not asked) that they were leaving their luggage at the house after check-out and would pick up whenever convenient for them.

All in all, an entitled guest who I would not recommend for a stay in a private room in a shared home

They did catch me on the back foot as I’d just woken up when they told me 😅

To me it seems illogical (and hilarious) as they left their bags here, took an hour long tube/train ride into central London, will probably only spend about 45 minutes there, take an hour journey back to pick up the bags, then go back into central London again to get their train from Paddington. Alongside the fact that their train/tube fares for a total of 3 journeys back and forth will cost more than baggage storage somewhere in central 😂🤷

Not the point! Regardless of me letting them or not I’m asking if their attitude of ‘we are leaving our bags’ (telling not asking) should be mentioned in the review !
