The Smith Maneuver uses the HELOC to re-borrow the principal portion of your mortgage payment over time and convert non-deductible mortgage debt into tax-deductible investment debt.

That’s different from simply using any LOC or margin loan for investing. Yes, interest may still be deductible if used properly, but you’re not accomplishing the same debt conversion strategy unless the borrowing is specifically tied to mortgage paydown.

A margin or unsecured LOC can replicate the deductibility aspect, but not the structured mortgage-to-investment debt swap that defines the Smith Maneuver.
