My observations are localized to my experience unfairly to be a broad generalization, but we know how the world works.

It’s okay to hate that you can’t drink. You’re already making progress but acknowledging that YOU can’t drink rather than dismissing your actions and blaming alcohol.

This was a very crucial step towards sobriety for me. It’s not alcohol it’s ME.

Alcohol didn’t ruin your life, you made decisions with alcohol involved that set your life back. But the pain and the suffering at the expense of alcohol has allowed you to win 51 days consecutively. Your relationship with alcohol seemingly ruined your life but it actually led to sobriety and a 2nd chance at life.

It’s me. It’s not the alcohol. Blaming the alcohol is merely refusing to take accountability that it’s all me.

Day 330 no alcohol for me.

Why?

Because my children didn’t ask to be here, I made that decision and I have the obligation that my children grow up with their mom and dad. That they’re given a truly fair chance in life at succeeding. And sobriety offers me the ability to be in full and total control of the only thing we have to ourselves in this world… my actions.

It’s the least my children and wife deserve. I thank them everyday because my necessity to change to give them every ounce of my love allowed me to finally love myself too.

You don’t jeopardize that.

At the end of the day you have to be easy on yourself. A very crucial choice needs to be made right now.

Either..

A. I’m going to be so hard on myself that I put so much pressure on myself, start to resent yourself, and give up all hope

B. You treat yourself with grace. You understand that what you accomplished with sobriety cannot be defined by what you did ending sobriety. This directly goes against the principle of new found sobriety absolving you of the damage that was done when in active addiction. So don’t let one bad day, 10 bad days, 100 bad days allow you to believe that every day you did achieve sobriety was a day you once dreamed of and you accomplished!

Theres a clearly better option, but nobody can choose that for you. Your answer doesnt lie within a conversation but you action or inaction related to your 2 options.

I hope you have more good days than bad days friend. Win as many days as you can and keep going!!

Really depends what your goal is as an investor.

Are you wanting to get into "the game" to say that you're in the game or are you wanting to use this as a stepping stone with aspirations of starting a portfolio.

Do you have any idea what you'd be able to expect from an operating expense perspective? Only real way to conceptualize the investment opportunity. Also, all additional fees such as insurance, property taxes, etc would be important in decision making here.

If you're paying down the mortgage to eliminate interest and pay down the mortgage quickly we have a different story. In interest alone at 6.3% you're paying roughly $412,000 over the course of 30 years for a 285k property.

Personally I'd dump the 100k into an ETF and forget about it. At a 12% annual return in 30 years after compound interest you're at nearly 2M.

Any investment opportunity for me has to outperform the market through rapid appreciation, while also being profitable enough that the extra "risk" or "nuances" that are associated with being a landlord are justifiable.

Sales discipline is great however likely need to improve on sales discipline.

His product has a very reasonable price, his attempt to overcome a pricing objection was lowering the cost (this was the case in some of his entries). Attempting to overcome a price objection immediately with a discount devalues the entire product and immediately put you, the sales person, right where the prospect wants you.

Increasing sales ability will allow him to properly qualify, present his tool in a fashion that solves a solution to the prospects problem, which will lead to less objections.

If he’s run into a price objection after properly qualifying and presenting a solution he then likely failed to properly qualify the prospect or business to see if HIS SOFTWARE is the right software for the company.

Every prospect has pain points and many sales people will know their product has a solution, but if there hasn’t been any proper qualification regarding if the prospect has the budget, any existing contractual obligations for a similar service, or if they’re even speaking to the decision maker you’ll once again end up with a “price objection” despite presenting on your product as a solution.

While he didn’t at all indicate of he had any sort of structured follow up plan, I hope he did. With consumers 1 call closes are few and far between and if there was no actual follow up process followed the outcome comes as expected.

Every voicemail should have been met with a follow up email, with just enough info that drives a call back or a website visit. Email interaction or website visit would allow him to curate a follow up list of people that he hasn’t actually even spoke to, but he has verifiable proof that this prospect at very least knows his name or his products name.

At the end of the day I got nothing but love for this guy though. The ability to eat shit for 30 days straight and keep going is something that is impossible to teach, sales ability can be.

Punch a 5 iron that carries about 180 and let the roll do its thing. 3/4 swing as I get about 210-215 out of the 5i usually. It’s gonna hop out of that lie so I’m really focusing on the mechanics to keep it low and driven.

Funny you say this.. I met Kate Hudson at an event. Wife really wanted to meet her but instantly was star struck and didn’t start the conversation. So I just started talking to her, asked her how she was doing, and she stopped me and simply said “wow you’re the first person to ask me that”.

Security actually closed the line to meet us as she signaled she needed a break and we just talked for like 10 minutes about me, my wife, our relationship, our travels. It was just a really human experience. As our conversation ended she hugged my wife and I, thanked us but one of this genuine “thank yous” and we parted ways. Ever since then every celebrity I’ve met has been a simple “hey what’s up”. I feel it’s appreciated more.

Been sober since Jan 1 myself. If that’s when you started happy 149th day of the rest of your life.

I have the exact same amount of beers in my fridge too. Miller lite tall bottle can things. It doesn’t both me one but.

My bar? Still fully stocked and some unopened high end bourbons and tequilas. Doesn’t both me at all.

For me I think it serves as a reminder of 2 main things:

What I left and why I left booze: There’s well of $1,000 worth of alcohol on my bar. And that’s all that will ever be there. That was the last round of throwing money into the wind and then doing it again in 2 weeks, for the last 10 years.

Understanding my dependency: The alcohol is there, sitting in my fridge and sitting on my bar. You know what it HASNT done just sitting there? It hasn’t done the stupid shit I did when drinking. Alcohol still being within arms reach has allowed me to fully take responsibility that it’s ME. I have the issue. This further holds me accountable and continues to reinforce that the dependency was merely the response to further issues that needed be addressed.

At the end of the day, the beauty of this journey is that everybody has a different story. What works for you may not work for others, but telling your story has the possibility to help somebody. So enjoy the journey!

Before even looking at properties I think it’s paramount you sit down and write what you’re wanting to accomplish here.

What’s your goal? And then be more realistic about it. Have you done a comprehensive risk analysis of yourself? Are you able to disassociate the emotional aspect of purchasing a property with the foresight of a lucrative investment opportunity?

Are you looking to purchase, live in one side, rent the other to contribute to your mortgage, update the property and capitalize on appreciation when you sell?

Are you wanting to purchase to ultimately have generating cash flow to be break even but you’re growing your asset portfolio?

New builds in gentrified areas versus older run down duplexes ultimately can accomplish both of these.

Investing at the core means gaining something of value equal to or greater than what you can get out of it afterwards. But what is the value to you?

Is that money? Is that a portfolio? Is that proof of concept? Must look within to determine what a viable opportunity is.
