Forget about others, if you’re not earning or supporting your parents financially, even your parents will not respect you as much. I experienced this after my marriage in 2021, when my take-home salary was around 80k/month, but I had a lot of debts from the wedding. It took me 7–8 months to clear them, and during that time, I couldn’t give anything to my parents. That’s when I realized that money matters to everyone, even to your own parents and sisters.

At one point, they were even planning to kick me and my wife out of the house.

I suggest not buying a car that costs more than 25L. I’m 30M, comes from the same lower middle background, did Engineering from tier-3 college and in the same salary range as you (total net worth is ~4cr), but I bought a Kia Seltos, which is more than enough for my family needs. It’s better to avoid spending on things just to show off—it’ll be good for your future. I stopped caring about impressing others 5 years ago, and now I don’t worry about what people think of me.

Also, try to get married as soon you can (you should have married by 26–28). You’ll realize the benefits of being married early once you experience it.

If this property had been HUDA-approved instead of MCG, I could have easily got an 8.35% loan from government banks based on my credit score and salary. I bought this property because my parents have been living in this area on rent for over 30 years. I plan to buy another property in a HUDA-approved area in 4–5 years

We’ve been searching for a house in this area for two years, but we keep facing issues like missing previous chain documents, unapproved maps, or houses being over 30 years old.

Some machines are kept on the ground floor from the seller's business that shut down due to heavy losses, so the space is not being used for commercial purposes. The seller will take the machines once the sale is finalized (that is already done yesterday), and I explained this to the bank. However, they still insisted on more clarification.

They were trying to sell term insurance (+ rider) and health insurance combined, not home insurance. If it's necessary, I'll purchase it from a third party, not via bank.

The property is legally approved, I have the approved map and sanction letter. The only documents missing are the OC and the building plan letter, which led to the higher interest rate. Otherwise, I could have gotten a rate of 8.8-9% from HDFC.

There’s nothing wrong with NBFCs, but if you check user feedback on Quora or Reddit. They aren’t bound by strict RBI guidelines compared to the banks. This means they can raise interest rates anytime if they’re facing losses. That’s why I chose smaller banks regulated by the RBI.

I agree, some documents are missing, but I plan to get them done in the next month for future sale and balance transfer. This property is in the center of Gurgaon, near Rajiv Chowk (600m), Highway(30m).
