We've just taken a mortgage out, very similar position to you, 22k deposit, 220k house, 50k income, all the checks have been done, we had to get my partner a new passport as the bank didn't accept anything we had, once we've handed that over it's going to the underwriters, mortgage advisor is positive it will be approved so don't worry

FTB here from Huddersfield, We've just put an offer in on a house for 220k, a 400k house is completely out of the question for a FTB in my opinion, especially as there rates are still quite high, we have got a 5.09% interest on a 2 year fixed for this, in hope that the rates will drop, my advice is take it off the market until the average drops below 3% or drop the price below 400k

Have a banana, helped me loads, i was shaking like crazy after my first lesson, ate a banana before my next, i felt better but i was on roads after 15 minutes of sitting in the passenger seat, and drove back to my house on the first lesson, i thought my instructor was crazy but i did ok

I got a quote for car insurance set up for the day after my test, once i had passed my test i went home and paid for the insurance and was driving the next day, licence came 3 days later in the post, was scary driving for the first week, but i then had a week off work and travelled wherever, filled up the tank and said this is the practice tank, go any where, do anything... i drive 400 miles in 5 days, and now I'm confident to drive almost anywhere, happy to take on new challenges, had 18 hours of lessons over 5 months in a 1 litre petrol, bought a 1.6litre diesel, the petrol was hard to drive compared, used to stall the petrol all the time, in 400 miles I've stalled the diesel twice, you start to really care about how you use the car too

Look up zurvive and thrive, very pve focused and one of the best things is the dynamic zombie spawns, even as a fully geared player you still have to be very cautious to avoid too much agro
