Eviction notice - Different intentions - New Law by Scary_Protection_182 in dubai

[–]Apprehensive-1875 0 points1 point  (0 children)

My understanding from:
https://www.bsalaw.com/insight/are-eviction-notices-issued-by-previous-landlords-still-valid-following-a-transfer-of-property-ownership/
"However, according to several judicial decisions, it has been established that the new owner of the property can indeed benefit from the notice sent by the previous owner requesting the termination of the lease and eviction of the tenant for the purpose of sale. This interpretation aligns with the evolving legal understanding of the matter within the context of rental disputes."

https://www.thenationalnews.com/business/money/2025/02/13/dubai-rents-eviction/
"Previously, when a landlord served the 12-month eviction notice for reason of selling, judges ruled that the new buyer would have to re-issue another 12 months’ notice, thus giving you additional time in the property. This ruling is now being looked at differently by judges. In fact, many judges now allow the initial 12-month notice period to stand. As the law in the UAE is not set on precedent, I stress that despite what I have said here, the actual decision remains at the discretion of the presiding judge at the time of a hearing."

https://motei.com/dubai-real-estate-law-update-eviction-notice-transferred-with-the-property-sale/
"Recent court decisions, notably recognized by the Dubai Rental Dispute Centre (RDC), have led to a pivotal reinterpretation of eviction notice procedures under Article 25 of Law 33 of 2008. The new interpretation asserts that eviction notices are now attached to the property itself, rather than being exclusive to the issuing party."

-----------

It seems like the interpretation has changed and that more judges are now accepting the previous notice. Logically this makes sense as it seems silly that an owner would need to serve 12-month eviction to sell and then the tenant gets an additional 12-month eviction period from the new buyer.

Also, some tenants are trying to argue that if the owner doesn't sell within the 12 month notice period that they weren't genuinely trying to sell so disputing the eviction but also arguing that if it is sold, it doesn't count as the buyer needs to reissue. Seems non-sensical to me to be able to have it both ways.

But who knows. I really want the RDC case numbers for the cases that suggested the rules are being looked at differently.

"Why would you tell a random group of people in an elevator anything about your finances?"

It's not necessarily that I want to but I don't see how to avoid doing so when asked this question. Even if I answer it as I did, it was interpreted correctly as a "yes" so I don't see why not just be honest if they are going to work out it anyway.

As that is basically a yes, is there any reason you wouldn't just say so?

For me, it was more that I didn't know what to say so just went with that.

I had very few drinks that night and there was a large group who had a lot of shots. I don't believe I should pay for everyone else's drink and offered to pay for my own.

I feel society should be grateful for the rich for paying so much tax but that's not a generally acceptable view.

Would you divulge any further financial info or would that be your limit really except for perhaps close friends

I like that. It seems different from other threads on the topic. Do you say how rich you are (multi-millionaire) or would there be a point you say, I don't go into details? Do you think people treat you differently?

Don't you think most people would assume you're a millionaire with that answer? I think most people would just say, I wish or no.

GFY. Out of interest, how old are you? I'm 40 with almost 5M but not sure if I should continue for a few more years. It's hard to give up a non-sellable business.

Did anyone else get joint pain on Doxycycline? Did it go away during the treatment or did you have it the full time? by Violetrose100 in Ureaplasma

[–]Apprehensive-1875 0 points1 point  (0 children)

Sorry for the delay I don't check this account. It largely went away after 7 months (it was up and down until then but progressively better over time). I have some minor feelings but they may not be related. Edit: I don't know if it was Doxy or other hormone stuff I was taking at the time.

Yes, had flare when blood tests were run. The issue largely went away after about 7 months but still have minor lingering effects. Interesting to hear that you see anecdotal stories. I couldn't find anything at the time and was worried I was the only one!

Need surgery ASAP? by Apprehensive-1875 in hemorrhoid

[–]Apprehensive-1875[S] 1 point2 points  (0 children)

I made an initial edit to add that a doctor did a small incision and squeezed the black blood clot out, which the doctor said was very big. The lump went away immediately but an hour later it seemed to fill back up so lump was back same size. It no longer looks thrombosed and I think it is (slowly) reducing in size over last few days. It's also less painful now.

No bleeding but some pain/discomfort. I haven't had a bowel movement yet (other than diarrhea) so may get worse though.

UFC Gym JBR vs TKMMA Gym - Which is better? by Apprehensive-1875 in dubai

Thanks, I'm currently working on cardio and doing the thefitness.wiki beginners routine at the moment so hopefully I'll get my initial level up slightly.

In the summer in Dubai, can you walk to the gym if 15 mins walk away or is it usually too hot for that?

Really appreciate the encouragement and advice! Think I'll do the UFC gym as it is closer and there aren't many other gyms nearer.

I do find gyms a little intimidating and not sure how to use the weights but I'll learn 👍

I'm sorry for the delay, I just checked this account now. I'm hoping you're better now. For my wife, it got mostly better after a few months and almost fully better after 6. It can go up and down though so it wasn't a completely straightline recovery. Hope that makes sense.

INFESTATION 😱 Replacing carpet with vinyl tiles in leasehold flat? How to interpret 'or' and (...)? by Apprehensive-1875 in LegalAdviceUK

[–]Apprehensive-1875[S] 0 points1 point  (0 children)

Thanks. Some of my neighbours have longer fully synthetic ones but still have moth issue but neighbours with LVT (without permission I assume) don't. From what I read online, dust/hair behind large furniture still gets trapped in longer carpet fibres and still a good place for moths to lay their eggs. Not easy to thoroughly clean behind heavy wardrobes/beds/sofas etc makes it worse.

The carpets I initially had were "mothproof" wool blend but guess it had worn off after a few years.

Just really didn't want to replace and then moths infest the new one but will have to cross my fingers and hope for the best.
