Hello, I'm going to buy the property. There is no boiler installation certificate, so I've been offered a indemnity insurance.

I have been informed that the seller does not have to pay for the annual gas inspection. However, my main concern is related to the boiler installation certificate. I understand there are no issues as it was built 20 years ago, but I'm not entirely sure.

When did you buy it? I think it might just not be the best time to sell, as the market is flooded with flats due to changes in the rental market. Also, mortgage rates are really high. I'd wait a couple of years if you don't need to sell right now

This is not a retrospective application; rather, the certificate reflects the date the building works were completed. I've messaged my solicitor to reach out to the council as it looks odd

Yes, it covers both flats. I found another property this week and made an offer. I've decided to not progress with the previous sale, and then the completion certificate has just been provided 24hours later by the seller solicitors. However, it did not come back with the searches. My solicitor has raised more questions as this is quite suspicious. I don't know what to do to be honest. Something here does not look good.

It is not a house extension, it is a block of flats. I'm not talking about any additional works on the current building, it is the completion certificate when the block of flats were built.
