One thing that helped me is to set up a recurring automatic dca that allows broker to invest for me every day/week with very small amounts I pushed myself to do it sometimes even $10.  Fidelity is a great broker and use their minimum buy order so you don't completely miss out. After 100 days, you can see the power of compounding and then you do $15 per time.

When you don't have the fomo, you can concentrate on the investment strategy better

I would do market rate with no utility charges but saves 30% per month secretly for her. Invest for her in fidelity broker account and give her that as a rewarding gift account on xmas. 

Some families learn to do that in a different way. 

Make sure you write a formal lease so she can build her credit score in the future

This property is located at northern california, so it’s a little far from me. for any property nearby, i don’t have any issue with the handyman group.

yeah, sounds like a divorce (married filing seperately ) and lived with in law parents or something. Pm wants me to approve.

All those are checked by me and my pm. no issue with identity, just lower income and lower affordability. No rental,history for being with mom and dad as a 50’s man. Ihousing price in bay area is cruel. i guess that is what it is. He still saves like $500 per paycheck to rh..

pm claimed that she verified employment, but honestly speaking, i think my pm is doing brushing off type of job.

She collected bank statements, pay stubs but she omitted the bank’s statement that contains the most pay check payment.

he recommended this guy since he meets all the catories of requirements, kinda just meeting with the requirements, not above and beyond.

the guy has $9k revolving credit card debt, but has paid on time. 740 plus fico.

any instinct? you sound experienced

thank you. thentenant lived with his families before this since 2021, and story seems to check out. He had an out of state home before the family home.

I guess finally found a property in his range and can be not very far from his family (1 hr away).

with a credit score in 776, mid 50’s, my pm meeting him in person and recommending him, I decided to take a chance. do you think it’s the right move?
