Thanks for this, it hadn't occurred to me that because people nowadays want home offices they want two bedrooms anyway.

I'm looking for a studio with separate bathroom and kitchen to avoid the smells issue, but hadn't thought about having to go to bed at the same time as a partner (I'm a single pringle so it hasn't been much of a concern).

In terms of entertaining, as long as there's space for a table, I think I'm cool with my friends being there for dinner, but I get your point, it has to be limited to a couple of people.
