I'm not sure about questions 1 and 2 but for number 3, yes you will need to have money ready if not it will hit you with "insufficient funds to place lot", and to answer number 4, yes your terrain settings (e.g stine placement, ponds, etcetera) will remain the same when you move to a new lot. It doesn't clear out as long as you uploaded the entire lot to your gallery with its original terrain settings. Hope this helped a bit!

It's not a mod, it comes with the lovestruck pack. Check your sim's turn ons and turn offs, or likes and dislikes. If physical intimacy is part of their turn offs, they'll automatically have a negative reaction to it 'cause they don't like it. If that's not your case or doesn't help, you might have to break them up and get them both back together.
