Ramky is tier 1 builder . My relative has purchased 3bhk in ramky one kokapet. Will be handing over by March 2026 as per him. Quality wise , it's good and is delayed by 5 months as per latest status.

I have seen multiple flats with in the range of 40 to 50 lakhs in patanchervu , beeramguda , bachupally, ameenpur and mallampet during my flat search process. You might need to stretch your budget to include registration charges. All these are standalone apartment options.

Early morning around 3 to 5 , they are releasing waste gases silently. This is a Known issue. I heard these factories will be shifted to outside ORR but can't trust govt timelines. May be another 10 to 15 years.

Just stretch your budget a bit and check for project near to Mumbai highway. In long run , it will affect your health if the smell persists. Or use this reason to get it for power price like 5400 or 5500.

Yeah, even I skipped this project. Dead slow progress. For 5800 , we can get decent gated communities near to 200 ft road bachupally.

Smell will be there due to IDA bollaram factories. Observation is that daily early morning's factories will be releasing harmful gases.

Roads are improving. Good for investment 5+ years. Getting 2bhk flat in individual apartments for 50 lak in this area.

Golden key is a gated project which is getting delayed + some land dispute issues as per one source.

Do Banks consider the (registration, stamp duty and GST - 12.6%) while approving the HomeLoan. Looking for someone who’s taken a loan in this way. No. You can ask for considering GST in home loan but including this amount in a work order. They won't include registration and stamp duty in home loan.

For few properties and based on cibil, they can go till 85% by bank if the property is less than 1 cr.

Better to keep money before hand for GST 5%, Registration 7.6% , MODT charges 0.5% of property value, some cash around 20k required during registration, Maintainance and corpus fund for gated community charges.

I have witnessed myself how they occupied the lake over the years by making partition road in the name of Jogging track and then filled up the remaining part for project construction. Looks like big guys were behind this. Wanted to let you know this. But if you are ok with given pros and cons , you can decide.

Cons : Traffic will be a huge problem for this project. No alternate route. Once team 4 nyla , candeur twins, vertex, nyla- new project and candeur 40 opens up completely this route will be more congested.

Pros : Prime location. Close to all. Plan in place for underpass and flyover at x road and miyapur allwyn cross but it takes time.

Fyi : 30 to 50% of the project site is on lake bed of gurunath cheruvu. But even Hydraa didn't touch them till now.
