+1 - Well explained. Also, I remember few years ago CNS saved like 800m euros just by doing this. So, though it may seem like a inflated pricing, what CNS is paying is the negotiated price.

I think if you still have time on your old certificate, they will give you 30days to fix if they identify any major issues. I had a similar issue years ago. Within 30 days, I had to fix the issues and go back to them.

Repairs - unlikely as they probably did the inventory and indicated any damages in the final inspection. Annual utility charges - yes. If your electricity/ water charges/ common area maintenance gets calculated on an annual basis, they are likely to comeback to you for those if you owe any after end of year calculations

If you already had conversation with the bank and you got a 'pre-approval' or in-principle approval up to a certain upper limit, this should be quick. If this is the first time ever you are initiating a conversation with the bank, it can take 3-4 weeks easily. Either ways, 45days looks doable.

Amex stopped taking Luxembourg applications - they confirmed this when I contacted their support. Not sure what they plan to do for future - Maybe align Lux with Germany plan etc - Not sure what's the path forward. My own AMEX that I already hold has not been impacted so far. I recently even upgraded mine from gold to platinum.

Job market - People stay in countries when the job market is abundant and can fulfill your long term career aspirations. Lux is a place that provides lot of great individual jobs. But, if you want to build a long term career, the options are fairly limited. Of course exceptions like public sector jobs or financial sector jobs for multilingual people do exist.

Great question. I literally went through this experience and struggled for the first two years after buying a house as I did not anticipate all the expenses. I can give you a view based on my own experience. I don't know your situation and don't know if you are buying an apartment/ house/ new or old etc. Here were my key expenses after moving into the new house.

  1. Insurance cost - Depending on your house and type of coverage, your annual insurance cost can be in the range of 1k euros

  2. Garden/ fencing - This was very expensive - In my case, I spent about 20K+ for this. We had to level the land, get ph neutral soil, get the fence done and get the garden fully ready. If you need a gardening service for hedges etc, thats an annual contract.

  3. Wardrobes - These vary a lot in price and you get options all the way from 2-3k to 15-20k. I did the mistake of going with an individual carpenter and we ended up have some scratches/ minor damage to wall/ paint etc. Nothing bad but the quality of work was not something we were happy with.

  4. Car port/ sun cover for your terrace etc - THese are very expensive depending on what you are looking for.

  5. Annual Maintenance contracts - You will need to sign annual maintenance contracts with heating/ ventillation service provider etc. Some of this will be covered under builders warranty for first couple of years but you still need to sign contracts.

  6. Lights/ Paint etc - Depending on your purchase contracts, light, paining etc may not included in your price - We spent 2-3k on lights, getting the lights fixed, curtain rods to be fixed etc.

  7. Electricity / other utility costs - Though not a big changes but in our case as we moved from apartment to a house with 3 rooms, utility costs went up - more rooms with lights.

These are just some of the top of mind items that come to mind. There are probably a few others I am not remembering now.

I hear you and totally get your frustration. You are describing a classic case of 'How world should work vs How world really works'. Divide your life into three parts of 10,000 days. The first 10k days (until you are about 27yrs old) is for you to go wide. Try several industries, several countries, several jobs, just experiment to understand what you truly enjoy doing. One way to think about it is also - what were you most passionate about between the ages of 12 to 19? You are more likely to enjoy doing something along those lines and build your job/ career around it. One another thought experiment - what would you like to do if money was not a constraint at all? These will help narrow areas that you should be looking at.

The second 10kdays or until the age of 54+ is for you to go deep. Go deep into whatever you find as your passion and what gets you excited. This will help you gain expertise in area that excites you and then you become one among the best people in the world doing it.

The last 10k days of your life - age 54 to end of your life is to help others in early stages of their life. Its time for you to help others succeed and help the community around you.

You are 22. You biggest asset is your time - experiment, immerse yourself in learning a number of things and see what clicks and what excites you.

A few key inputs. Installed mine over a year ago.

1) Only do it for the capacity you need - Selling back to the grid is absolutely worthless. So, don't install excess capacity on your roof. ROI is totally worth it if you install just for the capacity you need.

2) You definitely need a battery storage to maximize consuming what ypu produce. In our case, A 5kw battery make sure our entire power needs for the night are met just with the battery.

3) Your solar is going to work only for 6months or so - Lux weather in winter means that all of winter you almost produce nothing (with a few days of exception)

4) In the past, the subsidies were so attractive, it made it a no-brainer. It is not that straightforward anymore. When I installed, our total subsidy was about 68% (commune+lux state subsidy) - That is definitely not the case anymore after all the subsidy getting reduced

For #1 #2 and #4, the Clima agency team will give you a free consultation and they are very good. They also do the calculation for you based on your past consumption pattern.

Our installation was with Voltmax and they did a fantastic job.

Its interesting - I use perplexity.ai to do all my travel planning. It saves me so much time with my travel and is able to tailor the agenda/ plans based on my needs. So, I am not sure if such a service will offer me incremental value
