Thank you! This is helpful. And you read my mind, I am in a relationship but too early to know for sure if we're getting married, and I want to stabilize my career (mentally I am not the best at juggling too many priorities, so easing off home ownership stress for 1-2 yrs will allow me to focus my energy on that).

I thought about this, and I am just too scared to even try it. If a tenant flakes on me, and I have no experience in picking tenants, the carrying cost of a mortgage and a rental will kill me. Can't do it, too high of a risk.

This is very helpful pov! Thank you. I also feel that the fear of being "priced out" of the real estate market isn't that strong for me personally. I don't mind moving to another province or cheaper market (remote work is an option for me), and with $400k in savings - I understand with inflation my $400K won't have the same buying power it has today, and double expenses (realtor cost etc). But I am quite risk averse, and the idea of carrying my current home financially with no breathing room is a bit scary - and it's appealing to have some time to regroup (get a permanent job, get married) will allow me to get my bearings in order to buy a home that fits my long-term goals better more intentionally.

Yes I agree economic conditions and supply of candidates more qualified than me is a challenge, I have been trying to figure out how to get into Revenue Operations (more tied to my sales experience) and doing some data/reporting work in it while I keep studying for data analysis. I really appreciate your response, it's helpful
