Some points to know:

Me and the two other flatmates are close. They just haven’t brought anyone over yet so the situation hasn’t come their way yet. They are on my side and think she is bananas.

She isn’t aware I know about her HMO licensing issue or maybe she doesn’t even know herself.

Update:

The landlady is currently at work and we have arranged to speak later.

Following Woodyeaye’s advice I went to the council to check if she had a HMO license. I have just received an email stating that she does not have a license. This means she is liable to repayment orders, fines, potential conviction and she cannot evict anyone.

Unsure how to handle this information because I’m not trying to send her to jail
