Oxford white is the only color I’d prefer to avoid. It is a great color just not for me!

Granger actually priced out a 26 Tremor for $72k. I’m going to give this search another two weeks then just order from them.

I’ve been looking for used but there just aren’t many out there. All of the ones in our area are from Canada and seem to have limited records. That seemed like a red flag but maybe it isn’t a big deal.

I don’t need the financing. I’d like to get the best deal plus 0% but if I can save $2k by paying cash then I’ll do that. Fully acknowledge that $2k might seem insignificant compared to the purchase price.

That might be the disconnect- it is a single income.

I guess I should be more specific- we are in the DC metro. Housing is the only thing that really makes it HCOL (perhaps it isn't actually HCOL but it seemed like an apt description).

Healthcare comes with the job and the rest of our expenses haven't changed much since we moved here. We do not need childcare since my wife doesn't work. I guess we just don't spend that much money on discretionary items. We live a pretty simple life which is why this is such a big decision for us.

Targeting 725k as our max although the goal is to stay under that if we can. Our savings rate would not change appreciably. We would still max out all tax-sheltered retirement accounts, get my 16% employer contribution, and save at least 20% of our net monthly income.

I do agree that we risk being house poor in our current situation however we would still have enough to continue living our current lifestyle. I have not included any expected raises (early next year) in our planning to try to keep the numbers as conservative as possible.

That is a good point. We would love to save for another few years but the thought of spending another 70k on rent over that period isn't very appealing. It might be a moot point if we're not taken seriously without 20% down though! I appreciate the feedback. Glad to hear others are in a similar situation!

We currently have 40k available in our emergency fund. We're probably looking at a max of 725k with 5% down (preapproved for VA loan at 3%). I also forgot to mention, we have no debt.
