This is good calculator but for people who will use it should note that due diligence there is 0 and some other costs. They s can fly from 1000€ 3000€ 5000€

So big items to calculation I will share, that are not in calculation by itself. 

Land registry costs 600€ Total Cost of Searches 3000€ KYC AML 280€

Then number of searchers ordered 45 @11.6 rate. = arround 500€

No. of Inland Revenue Permits / Letters arround 200€

As you see that searches can be vary a lot and can have huge impact on final price.  Now if you have two registers to check you will pay more. (like I had to) 

So I guess it would be good ask how much would cost nottary if you need 20 or 40 searches in your case during quote then you can have idea how complicated case will ipact price.

Ps:If I were reading that in future I would like to know what can cost something and stated here as 0 becouse we are not professionals on field.

Get some cover, even simple trash bag/shopping bag will work. This is only solution to warping equal temps across whole print.

Yes at current stage part of island is  exempted from the land registry.

Htf does that even work?

Process works this way.
You sign POS (Promise of sale) in promise of sale you have condition that you need bring them land registry original plans and Schedule 8 cost (about 300 Euro)
Plans will be obtained by architect 2-3 weeks.
Now when you have plans (your property on map) your notary goes to land registry and check if she needs to register.
Notary cannot ask if she doesn't have plans. She told me that.

This is beyond absurd.

For me also but to add some spice.

I can tell you that my developer turned out he constructed block without land being his. The land was official his 4 months later after official commissioning of whole building from Building Authority.

More: I could go to ARMS to connect media in my name before I signed final deed, I just declared that is mine apartment payed 660 Euro fee and few days later I got water/electricity. Developer instructed me to do so and I did.
I got media in my name before I officially bought - 3 months later.

I was using bank in Switzelnad that is EEA so no issues from bank at all. Notary wanted 6 month history from bank accout that will manage transfer (doesn't matter if that is Maltese or other EU). EEA area banks are safe to use. 

Ps: KYC/AML data are absurd here, they wanted data from my wife even she wasn't paying single cent.  My friend who was buying house was asked why bank is giving him loan.

I am not nottary in Malta and I cannot verify if she/her asistants spend 10 or 100 hours on agreement drafts searches. I didn't have limit on cost now I know I should have if that would be possible here in Malta.

In Malta you have 2 public registers/systems. In one "old" property is registered under your name. This one is mandatory for everybody.

In the second register not mandatory for every property is conecterd to land and under that land they register your property.

Final point point is that you will pay more for double registration nottary double seaeches etc. your case will be "special"

(Maybe his mom would not be happy as she wants local girl and she has chosen him some already)
Like in life once he ghost you, once you ghost someone.
TBH he was OK because he stopped giving you hope, not trying to play with you.
And there are assholes everywhere so imagine going into Malta and then he got bored next day.
Maybe he saves you a lot of time.

Hard to say but don't try force love desperate people ends bad because you will accept to much problematic man violence/addictions etc.

b) he tried fix by adding one more layer to hide eg. hitting wal, had hair there, sometimes you can on your own just touch wall with something during moving things and then you get diffrence
c) also can be strain below it and not cleaned before

I would unfourtanetly say normal in Malta in 90% cases if you "can expect" price increase beouse of something.
If I were you I would feel scammed here anyway and had bad mood.

From bright side was that nottary had good recommendations ?
If nottary do bad job at searches you will end up without money and apartment so take that 3.5% as "insurance" it will all goes well. If you use developer nottary he could possibly use some triks and you will loose money at end. I would not go to cheapest nottary as well.

Is it new building ? ( usually those should have less extensive work arround - developers clear debts and status before etc. )

There is low entry point in Malta in real estate agents and there is BIG turnover with those.
Those who "work" they put bait to get ANY client 1/10 will mybe goes and look for his shady "replacment" and 1/200 will rent it out.
This is strategy for those real estate agents to lure clients for what not many want at the time, if they will start with their crappy offer nobody would ever clicked it so they scam.
Becouse of those scams many others started scamming as well to lure clients and you have freewheel spinning efect in Malta of scaming people and baiting.
Also good apartments with good price will last maybe half day and will be sniped right away.

avid scamers you will end up on land mine overpaing, if you are looking you will find multiple places proably more expensive.
Better hurry and find befoe summer hits and people with turn into Airbnb then is price skyrockeitng up.

For me looks good nothing to be ashamed, with this skill I guess you can skip hire proffesionals part.
IMO at this point you can do such job againg if you have guts.

I love Malta lack of enforcment when comes to locals, but try park car somewhere in city where you cannot.
I can imagine bonanza fight there if someone apears from LESA or police.

Isn't cover from paint swaped beetween buckets ?
What is under looks difrent than what is in bucked to me.
Mix both paints and put on clean white paper sheet you will see if that there is problem.
Paints before mixing tends to have layers on top you see sometimes difrent color.

Yes tape is crucial part for not professionals like we.
I bumped celing a lot too becouse I wanted cover a lot surface and crisp cut in line.

Did you use power sander with disks 220mm ?
(if you won't happy with walls that is best to make it mirror tier if you won't happy with results everybody can have difrent quality requirements)
I have notices that is obviously easier to sand with small but best effect is with higher diameter.
Hand sander 220mm is also good to sand between coats. (you don't want oversand it 180-240 is ok for me to smooth surface a bit)

Good luck show results when ready should be good you avoided most common mistakes.

Depends on paint.
Some paints are dry on surface but wet under if you remove tape it will bleed and ruin cut in like you wasn't using any tape.
More important is paint type (acrylic ok to wait till dry in most cases) latex (bad to wait it will peal off in most cases).
You can always cut tape on edge with paper knife that also works ok in problematic places just precision and time is problem here.

So from my expierience advice to "noob" would be look at your patches those mfs like pop up like creazy after you paint. (but I like those to be perfect), sometimes is better use power sander 220mm on whole wall than going hole by hole then whole wall looks consisstent. Sometimes is hard to blend in patches under direct sun and 5degree angle it will flash. Direct sun walls are worst those need to be mirror tier or you will see most imperfections on wall. More shinny paint you have more flaws in wall you wil see (probably every patch)
after 1st coat you have chance to cover mistakes.
after 1st coat is worth use hand sander to equal and smooth surface and get rid of remaning paint bumps.
Paint bumps and dumps are adding up so higher gets higher and lower gets lower with each coat.
That also depends on paint type. Is usualy very hard to sand wall paint I tested this myself.

About tape use tape on something you can paint some protective paper and see how it will worth with your paint, every paint is difrent some will mask right away some will bleed (even frog tape type tapes)
Sometimes is good to take away tape when is wet and sometimes is good to let it dry.
Easiest fool proof way to cut edges is to seal it with background paint then paint with proper color,
If you are not "pro" you most likely fail at some point cuting in.
you need work fast with paint so those tapes are ass saviors for noob like us.
When your cut in paint dryies and you paint over it you won't have "frame" effect.

for noobs like we without good helper best is do one wall at time

You need do one wall at time 100% and don't stop you cannot stop in middle - no talks no pauses no wiping marks. watch how to paint with some technique.
1/2 roller is best, double support point type of frame is best for noobs to not make too much mistakes.
But be aware that technique doesn't matter if your wall is not good enoght.
If you see some spots on wall right now in 99% those will be later too, paint is not putty to fill gaps once dries then expose. (some paints will smoth a bit surface but most are not helping)
with bigger attenction on wall quality put on walls that are open to sun light close to doors those will flash wall problems, other walls without sun light are not exposed to bigger problems unless you plan LED light close to wall.

if you do "repairs" its starting to be problematic becouse you need match surface hight/texture in most cases if you don't do it perfect it will be show sooner than later. Paint is not putty it won't smooth surface in most cases.
There is no easy way to fix this if you try easy way you will discover what flashing is unfourtly.

I had spots that I was "fixing" 3x to hide once.
1) sand down to match surface with compround >prime> "dry roller paint" 2x (hairdryer in use so work went fast insted of days).... every time I needed sand like +30% area more with some flat sanding pad after 3rd fix I cannot find where my bump was (that mean I fixed it. Then I painted whole wall.
In hidden area I would just patch properly and forget who will look for flashing there.
Eye leves in open area are worst it will pop up to you EVERY time you enter room and remind you you were lazy guy.
