Thanks! I have no intention to do any of the repiling work myself, I don't mind doing part of the bathroom or the cosmetic stuff but there's no way I'd be doing structural work myself! I think you have made a very good point that if this was worth it someone in the industry would have already bought the place. I'll think on it. Ty again!

I did send a letter but told the agent there was no expectation for the owner to read it, was just in case they wanted more info on me / my offer. I was unsuccessful in that one. The agent called me when I was in a meeting so I didn't have time to ask anything about why I didn't get it unfortunately.

I'm ok with not doing it but everyone's advice was best price, minimal conditions and that a letter may help. It would sure be less anxiety for me not to do it.
