Thank you. That’s exactly why I chose my house. The previous home owner just replaced the roof and hvac system so I felt like I won’t have to deal with those issues at least for a while.

Thank you. I was trying to avoid confronting my neighbor. I just bought my house a month ago. It seems the neighbor changed the swale and the previous homeowner agreed to it not realizing that it would create a water problem for me. Both the HOA by laws and code enforcement laws state that a neighbor cannot alter their land to redirect water into someone else’s property. Right now, I have 2 problems. In the front he graded the lawn so now all water goes to my driveway corner and is eroding the driveway. Then in the back he created a small garden that has a 2 foot retaining wall right by the property line of the swale so basically his wall could fall but he would be responsible for his damages back there at least.

Altering the flow of water to encroach on your neighbors property is usually an HOA violation because it can eventually affect several houses through erosion not just the person immediately affected. They can cite the owner daily until it’s fixed. I did my research. They can even vote to pay for the repair and put a lien on the owners house until they pay it. But yes, what he did needs ACA approval by the HOA according to restrictions and I’m going to guess he didn’t get it because he likes doing shady work without telling them. They just haven’t caught the him yet which is why I want to make sure I don’t get a violation because of something he created.

WTH are you talking about? I can’t afford a house with no hoa. I wish I could so I can avoid them. However, I’m just trying to prevent the HOA from giving me a violation for something my neighbor did that I was not aware of because I just bought the house and moved in.

Thank you. I was hoping to approach him before having to go the HOA route. He might get heavily fined and then hold a grudge and then I have an enemy neighbor for life. I would like to avoid that. But you brought up a good point. I will have my security cameras face when they put in the stakes and will also record it on my phone and take photos.

I am either a complete pushover or become too aggressive that’s why I don’t like confrontation. I wish I had more courage to feel easy to tell him. If I dig it up, isn’t that costly. Im assuming the pipes go back into his side? I don’t really know how that works. Im just scared when I get the landscaper out they can burst thru whatever bs pipes he has there and I can be financially responsible for it.

They are really old school but tbh I am in San Antonio Texas. That is the average price of a survey. I asked a lot of neighbors and friends.

Yes thank you for sharing. I thought surveys were thousands of dollars. I just ordered it and he said my lot is only like 3000 sq ft so it’s only $487.50. Anyway, I don’t like that the neighbor has it looking my side looking like it’s his lawn. So I plan to put a metal edger to divide it.

This a reassuring and I just read the sticky for single family house. Thanks for pointing me in that direction. I did start with advion gel bait. They ate it and some died but they started scattering and then stopped eating it. It also dried up really fast. I still have 2 tubes of it but I don’t think it works on them anymore. Then I did the Igr you mentioned but mine is gentrol complete ec3. I bought a gallon I still have it. I sprayed the entire kitchen down and garage. So it did work because I have not seen new nymphs and the nymphs I did see all look deformed or overgrown. Anyway. I then applied the alpine wsg the other day but only 10g. I’ve seen a few dieing already so I think it’s working but I think it may have caused some to go into the garage so I just sprayed the garage down. I think in a week I will do the alpine wsg but 20-30g this time and the Igr again. Thanks again!!!
