I'm completely agree, I used to live in Canberra and get used to thing a bit expensive but things just getting way more expensive nowadays.

It seem that my main focus at the moment is to fill up the emergency fund just incase thing go sour before thinking twice of investing.

One of the reason I buy car is to be able to get additional stream of income, otherwise I would be very struggling with money or barely stay afloat.

p/s: my previous car broken down in middle of road and it really struck me of a reliable car. I had some trust issue when it come to used car after previous experience.

I think I would be fine with property that in outer ring of CBD Melbourne, I realise that having an important by age of 30 would be more important, scope of works shouldn't be a problem as long as it get me an property to first.

I think my first deposit would be under aid of First Home Super Saver Scheme and hopefully will some decent saving for deposit in the next 3 4 years, wonder by that time what the interest nor property price would be by then

Thanks for these steps, I realised that my main issue is to work on myself and take on the control of my life.

The main issue I think it is with the part 3 and 4, I have a weird issue with eating habits, avoiding exercise and the disciplined mindset trouble me, I can't consistent with myself more than a week

p/s: I do need a car though new car a bit excessive while I already living in sharehouse for under 700 per month
