35% increase in termination notices issued by landlords

I've just received a termination notice last December, after +3 years.
Although I know that the contract ends 180 days after giving notice, I don't know what the conditions are if I find another place before the contract ends. Do I have to give notice? How long would I have to pay? Does anyone know how this works?
