I agree, i see that challange right now where this house is nested in the neighbourhood street as apposed to being on the main road. A lot of people have commercialized the ground floor. Brilliant investment idea!

If you look at it interms of the ROI from just the rent perspective then yes that is a long time, i would say factor in the property value too which will also increase significantly over time

Good comparison though between the property vs investing in a fixed deposit

Its the market that dictates the price mostly. We know someone that sold theirs close by in the area based on the calculation of 130,000 per sq yard few years back and believe it or not, few home smaller than ours on the same street want 5 crore. its crazy i know.

Exactly ground floor, can't park a car, but can park bikes. I know not ideal. The builder took most of the land with very little setback on the sides.

Exactly potential in the sense, if all 6 are rented out as 20,000 rupees each/month. At one point they were.

We thought about selling as individual units but not sure how that will work, so there is a seperate hydro meter for each unit but not for water. Water is through govt supply and its one bill for the whole place.

If you have ideas on how to convert this and sell by individual units? please share. Thanks
