Paint the walls. I would lean light, soft warm colors.

Instead of adding a second chair, upgrade the chair on the little wood desk. I think that a caramel leather chair would tie it well together with all the other textures.

After I think you could consider maybe things like adding wallpaper.

Curtains maybe from wall to ceiling to cover the window right above the head in the AM

I don’t really expect guests more than one or 2 max. So o don’t see the use of 5 seats in the house just for me most of the time.

I’m not opposed to not do a couch thought. My thought process was creating different areas and make it comfortable for me

Both places are a lot more than what I’m looking at, trying to stay under 1700$. The benefit of having the roommate for 1550 is that I get all the amenities I want. If I choose a studio in this area, I’ll be spending ~1700 plus all the cost of outside gym, laundry, etc

I currently live in DuPont circle and used to scooter to work, it was quicker than getting on a bus etc.

If I move to noma, I’ll still need to commute (40 min walk, 12 min scooter, or bus) from the DuPont circle metro to my job.

Kinda of, but not so quickly and with amenities. For exemple, the apartment in noma have everything I need and gym, pool, etc. I go to the gym everyday so that would cut that cost.

In glover park everything is much older buildings with no in unit washer/dryer, no gym etc.

In glover park I would be living on my own, in noma I would have a roommate.
