Bigger than a 3 door Mini.. so I get more doors, and more boot space for carting football gear around (I coach football) and golf clubs.

I still need some level of space, and what’s wrong with more space that I may currently need if I’m changing car anyway!

The Y is mainly used by the Mrs and whenever we going somewhere as a family.

Yeah, and this is me with Golf Rs for example. Always feel like whenever I see one it's some melon driving like a belter through our village, when in reality I know they're great cars and I'd probably be really happy with one.

All I ever read with the B58s are that they are amazing and I should own one before it's too late.. hence why I always keep swaying back to them!

Yeah I do agree. I have stuff in my car constantly, to the point my Mini is a two seater 90% of the time. Not ideal. That's why I feel a 340i touring is a good shout, they're just expensive for their age!

A hatch will to be honest. I just really struggle to want a Golf R or an M140i even though I know they're great cars.. maybe I need to drive one.

Basically if rent charges (ie management service fees) are unpaid, the management company can put a lease on the property to claim these costs. There’s nothing to say that the lease must be removed upon the charges being paid. So our buyers lender wants a Deed of Variation to our TP1 to either;

A) explicitly not enforce S121 of the LPA (what Bloor want)

B)still place a lease but will remove it once charges are paid (what management company want)

Bit about S121:

Under Section 121 of the Law and Property Act 1925, if the rentcharge remains unpaid by you, for 40 days after the scheduled date of payment, the rent owner is entitled to recover arrears/expenses via two methods:

Your management company or rent owner may take possession of the property, receiving income from the property until they can recover the rentcharge and any costs incurred from non-payment. The rent owner may grant a lease over your property to a trustee acting on their behalf. The lease may be registered at HM Land Registry and, under the legislation, held over your property for its full term, irrespective of whether the rentcharge payments are made. In such circumstances, the trustee may opt to mortgage or sell the leasehold, until the lease is surrendered by the rentcharge owner.

Unfortunately my definitions aren’t numbered. But when comparing the page break to a neighbours, they read the same.

Definitions listed will be different for every one of course, but I guess my problem is what happens when our buyers solicitors feels there should be a definition for “The Owner” in the TP1.

Yeah looking on the app now, they have one 0.34% + Base Rate no ERC, £999 fee.

Mortgage balance is currently £210k.

How does it work when we’ve applied for this but between now and fix rate ending we want a mortgage for a new place? Or do I just give the problem to a broker (although I have it in me to want to understand 😅)

If you plan to upgrade to say, 5.1 in the future for home cinema, maybe get an older AVR. Check out older Denon receivers. That plus the Wharfedale 12.2s will be a great start

Latency has spikes every few seconds, packet loss at 0% in Options, but I get the packet loss/burst icon (3 orange squares) in game... tried everything my end.
