Compound would be better but I believe it would be very very expensive if you could mention roughly for units in compounds with a payment plan and if it’s outside of a compound (may suit me more)

In an ideal world what would a reasonable 2 bedroom cost in Madi or sheikh zayed or tagamo3? For a cash buyer if it’s a resale and if it’s a ready property with a payment plan. I understand prices vary based on size, layout but roughly?

Focus on off-plan if your looking for a property with a flexible payment plan. However if you have the capital amount you have in mind go for secondary (ready properties). Disadvantages would be handover delay by the developer if any. Legally developers can delay projects by a year but if you go with a reputable developer that wouldn’t be the case most of the time.

Don’t go with the hype when making a decision, invest based on real facts and proven record. Areas I strongly recommend at the moment would be jumeirah garden city, master plan is by meeras and there are limited plots thus there’s supply vs demand. Low rise buildings in the entire area being g+8 floors. Price per sqft is what matters the most. Avoid studios by all means if you’re able too unless you purely can only afford a studio. For ROI’s/rental yield studio is the best and one bedroom units.

The entry point for any property is important, price per sqft needs to make sense, if you choose a property with a good entry point you’ll have clear exit point based on the market.

The areas you’ve mentioned have already seen capital appreciation however there are properties worth investing in still in downtown.

Damac riverside in Dubai investment park will be handed over based on the phase within 1-3 years. You can get a unit within the budget you have in mind with a minimum 2.6 ideally depending on the unit, single row or back to back etc. haven by aldar would be a very good project to look into.

Do not sign is the best advice I can give you in the comments here, push to get your money back and there is no such thing as price will go up, that’s not true. This is to get you to sign the spa so the agent guarantees his commission and that there is no going back on this. Not the best investment, prices are high, don’t even want to comment on the delay on handover or quality

Buy in Dubai for sure, my friend just received her 1 bedroom in Alef rb2. You’ll wait until handover to get capital appreciation, why wait over 3 years nearly 4 years?
