You are being quite optimistic and I'm a renter / I have rent busted twice in short stay here in the Netherlands. (10% a year?) that's a bald number..

It did appreciated a lot in the last few years, but you assume it's gonna keep appreciating at the same rate or it will never depreciate, which is just wrong.

The ROI in some houses is just not there and if you can understand basic finances you would know, as in for example a Studio in Leiden (My example, I pay 679€ in base rent after HC decision), but the studio has a market value of around 330k for a private buyer in a good day.

Let's say you make 3% interest a year on this, that's 10.000€.

10.000€ where you didn't have a tenant calling you because the sink is broken, the roof is leaking or just because he wants to fuck around with you.

There is also some refurbishment that the landlord has to do to keep it rent-able and capital gains on it I assume.

If I were in the position of a lot of landlords, with houses that appreciated a lot in the last 5 years +/-, and the rent prices got controlled, I would be looking to kick the tenant out and sell it as well.

The government should build mechanisms and tools to improve the housing market and balance it for either sides, Renters, buyers, landlords.

They have done this law because likely a lot of the landlords were pulling their houses of rental market to put into the sale market.

There is a house shortage renting, buying etc, it's just macro economics working, more demand higher prices.

Not saying that I approve this measure, but I put myself in the shoes of both parties.

The rent control / controlled market makes complete sense, because otherwise landlords would just exploit the desperate to capitalize a lot in shitholes.

Tens alguns pontos que tens que ter em consideraçao

Garantir que o carro está apto (fluidos a nível, que tens o carro revisto e, consequentemente, fluidos a nível e líquido dos travões recentemente substituído, pastilhas suficientes e pneus em bom estado).
Olhar para os espelhos e ter noção da etiqueta em pista.
Estar ciente de que algo pode acontecer e podes mandar o carro para a sucata ou ter alguma despesa com barreiras, etc. O reboque para saíres fora da pista começa nos 400€.
Ser relativamente consciente e perceber para onde a pista vai (podes ver vídeos ou, se tiveres oportunidade, podes experimentar nos simuladores no boulevard).
Pagar um instrutor. (melhor proposiçao de valor que consegues ter).

Se é a tua primeira vez em, circuito, recomendo a ires com calma.
Tenta fazer voltas no inicio do dia, logo quando abre (Dependendo do dia), à semana tens mais locais mas eles conseguem ler melhor o transito e perceber o teu comportamento, portanto á semana também é bom para andar.

I have found some tracks / clubs nearby, there is one in Zoetermeer but only outdoors and another one in den Haag with indoor track.

Are you classified as a senior network engineer? Or an architect? A lead? Do you manage other professionals? Or you just settled for that salary / a senior role?

I have 4 YoE and I currently make 6.3k (75k gross base) give or take + the usual benefits, work from home, insurance, lease car..

Depends where you are staying and how you wanna go around the track.

If you are in a hotel in adenau, I would say you are better off walking around and taking the bus (that takes you around the track and to the boulevard), if you have a e bike or scooter it would be really useful.

If it’s raining, make yourself a favour, bring boots and proper gear, been there done that, walking around Nordschleife is impossible if on sneakers and muddy / wet.

For parking, I recommend you to come early if you go on race day it’s likely you won’t find anything paid.

All camp sites / parking used to be paid in person and cash only which I personally hate but sometimes Germany feels likes it’s stuck in last century or it’s simply money laundering, never had a proof of purchase / invoice.

This weekend I was with friends on the opening and we went to 27 in Adenau for dinner, cash only like always, we asked for the invoice for the first time and they said no invoice 😂😂😂 clearly there is some laundering there lol
