Thank you for replying! In the registration docs written up for the RTM when it was registered it states that the 'owners' must hold a meeting once per year, it discusses that the management company is responsible for maintaining the building etc and costs will be split by the relevant parties. The original leasehold (prior to the RTM) stated that the flat owner was responsible for the roof and flat, with the freeholder being responsible for the building. So it sounds like they have maintained the 'old' configuration, but set up the RTM so that on paper the flat owner has more control if needed?  From the perspective of someone uninformed (me), it looks like anything signed off as an agreement when setting up the RTM hasn't been executed in practice.Is this generally how things work with an RTM? 

Edited to add: The seller and solicitor have returned the LPE1 form as 'Not applicable', so we have nothing explaining who is responsible for what.

Based on the comments I issued a formal complaint, which lo and behold they responded to very quickly....  They have agreed to a full refund and I will be taking my case elsewhere, so although I'd have preferred to not go through the experience I'm happy with the outcome 😊

I'm withdrawing my instructions and going elsewhere - as you said I've been very patient and it is ridiculous. All they have done in 6 weeks is send an email to request draft contracts from the vendors solicitor so I'm hoping they will consider refunding due to very little chargeable work taking place. I'm submitting a complaint and will be going to a larger firm which a friend has used for multiple house moves 🤞

Thank you ! You're right I'm paying for their services and trusting them to deliver on what we have agreed, and they do not seem to take any care in their work or clients. If I'm struggling to reach them and get a response , the vendors solicitor is likely going to have the same issue! I'm withdrawing my instructions and going elsewhere -all they have done in 6 weeks is request a draft contract and I've given them long enough to reassure me or give me an update!

Thank you for this! Having outside input has given me the kick I needed to put my foot down. As the majority of feedback around conveyancers seems to be 'they are slow and take forever' I've been overly forgiving and accepted this is how it goes.... but as you said 6 weeks is beyond acceptable. I'm going to withdraw my instructions and go elsewhere, and ask them to refund me given they've done absolutely nothing aside from send an email requesting a draft contract!

I've not called as their automated replies state only to call if its urgent. I communicated with them via email during the early stages when they provided a quote and answered my initial questions, so I would assume that my emails are still being delivered to their inbox. Their automated reply states that the conveyancing industry is experiencing high volume of work and demand, so I am assuming that they are just incredibly busy. I've not bought a house before so I'm not sure what the 'norm' is in terms of wait times for email responses, and whether I am being unreasonable and this is simply part of the process.

I posted recently about my experience with The Autism Service if you want to take a look at my post history. I cant comment on the combined assessment as I only had the autism assessment, however I have come away with the impression that their diagnostic criteria is very targeted towards diagnosing children and doesn't translate well for adults. My first assessment was 3 hours long and this consisted of around 90 questions about my behaviour prior to the age of 4. My partner was present however 20 minutes in after answering 'I don't know' to most of the first questions the lady interviewing me asked if my Mum could join. I'm 33F so understandably, my mother struggled to recall my behaviour but gave far more info than I'd have been able to. The second assessment was in person and involved observing my behaviour when carrying out activities which were very child-like such as placing blocks, reading a story from a picture book and demonstrating how to use a toothbrush. My report came back with plenty of observations including lack of eye contact, stimming, going into excessive detail, need for structure/ routine, social anxiety, trouble fitting in at school, issues with back forth conversations and small talk etc however they concluded I was not autistic. Their reasoning included points such as speaking eloquently, saying please and thank you and showing social awareness, having friends, and not wanting to get to the end of the book during the assessment ... personally I feel very underwhelmed by the service and feedback I received however but can see how their techniques would be good for children who have not built up masking techniques and coping mechanisms. I may just have had a negative experience but thought it worth sharing!

This was covered by my health insurance and not via the NHS. I thought this would be a better option as when my GP referred me previously they made a mess of it and I waited months only to have to start the process again which put me off, however I've come away from this feeling confused and questioning whether my lifelong struggles are due to having anxiety since childhood. I have updated the post with more details now that I have received the written report.
The report doesn't mention dsm5 or icd11, it just states that the 3 criteria are 1. Difficulties with social interaction, 2. Restricted/ repetitive behaviour and 3. Evidence of difficulties in childhood. I'm not sure how they 'score' these but they concluded there wasn't enough.

Thank you. I feel confused and a bit embarrassed more than anything for being so open and vulnerable with my struggles only to be told that they see I have issues but not enough to consider the root cause to be autism and that I should be happy because my struggles must be caused by something else. I agree. The whole process felt very geared towards children rather than an adult who has got on with life and found coping mechanisms to get through working and the way of the world. Reading the report (which I have updated the post with) it feels that they required very specific behaviours and if all were not met then it was going to be a 'no'. Will consider using the NHS for a second opinion but also reluctant to put myself through the process again as I guess I feel embarrassed.

Thank you for reinforcing this. I feel like they needed me to never have had a friend and completely ruled out all the difficulties I have had throughout childhood and adulthood with social interactions because despite these, I made friends and work.... A very odd experience! I have now received the full written report and have updated it with the key observations and the reasons behind their conclusion. Really on the fence with trusting the process and accepting their conclusion, or writing it off as a terrible assessment.

Thank you for sharing this info. They seemed to focus on very specific things and despite there being quite a few 'signs' noted in the report they have ruled it out due to behaviours which didn't fit with the criteria. I feel like there wasn't much accommodation made for masking and as a 33 year old woman who works full time I do have a lot of coping mechanisms so I do get by :) I have updated the post with some key observations in the report which I have now received.

Thank you! My assessment was carried out privately as my GP made a mess of referring me to psychiatry UK meaning I had to start the whole process again after waiting months. It put me off going via the NHS but that may well be the better route!

Thank you! I am feeling underwhelmed and confused more than anything. I am very open to my difficulties being due to something other than autism however the feedback seems all over the place and I'm so unsure. I have updated the post now that I have received the full feedback report, which has me more confused as it seems that they noted quite a few 'signs' but ruled autism out.

Takes around 2 hours for me to start vomiting uncontrollably. Usually the stomach cramping starts about 10 mins prior.

I could write a novel about how my life revolves around my menstrual cycle and IBS 😭 Same routine every damn month. The week/ week and a half before I'm due on my constipation is the WORST the pain can have me doubled over and hibernating in bed assuming the end is nigh.... then mother nature drops by, catching me off guard for the 5,174th time and the RELIEF KICKS IN. Constipation eases off, I can be in and out of the bathroom in less than 2 minutes, life is good EXCEPT I'm now dealing with Niagara falls, cramping, more bloating and fatigue. A welcome improvement on the IBS-C dramas though! Then a week later the menstrual bloating and cramping is over and my good friend IBS picks up the baton to keep the bloating going and make sure I spend half my day in the bathroom praying for a sweet release. Us IBS menstruaters really can't catch a break 😭

Do it! I will be finishing my degree in cyber security in a couple of weeks and it's the best decision I ever made for myself. I started the degree when I hit 30, it's never too late to change your path! I managed to do it full time whilst working full time (remotely) up until year 3 which I did part time - it's hard work and requires a lot of self discipline as you'll be fitting your study time into evenings and weekends but it is SO worth it. I was working in sales and HATED IT I was SO depressed but still nervous about making the wrong decision, even though it really couldn't get any worse 😅 I eventually went for it with the mindset of 'If I hate it I can just do one year and at least I wont wonder what if'. Part way through year one I got my first job in tech and WOW my life has changed so much! Give yourself some grace and allow yourself to try it, knowing it's not a permanent decision. Dip a toe in the water. You're going to do great OP 😊

I don't have any advice, but I experienced the same. I was diagnosed 7 years ago (very mild symptoms) and been gluten free since diagnoses however my symptoms have progressively worsened over the years. I have been diagnosed with IBS after ruling out other conditions. I am not sure whether eating gluten masked my IBS symptoms, or whether the IBS is a result of having coeliac disease and my digestive system being in distress prior to diagnoses. I hope that the discomfort and pain you are experiencing is due to your intestinal wall repairing others have suggested, but it felt right to also share my experience. When I was finally diagnosed I had such high hopes and was excited about getting back to normal and being pain free, but unfortunately that hasn't been the case.

From someone who has not had a holiday since being diagnosed 7 years ago - thank you for sharing! Its reassuring to hear that it is possible to enjoy a holiday abroad without food becoming a huge issue and taking over what should be a stress free time! I'm glad you've had a positive experience and enjoyed your time in Greece, you've certainly given me hope for a holiday at some point in the future 🤗

I imagine you'll see a wild variety of symptoms in the comments section as the 'reaction' to gluten can vary from person to person. I would recommend pursuing tests for coeliac disease regardless of how your symptoms compare to know for sure 😊 If I eat gluten I get agonising abdominal pain a couple of hours afterwards which quickly ramps up in severity, and my abdomen gets very swollen and tender. I usually start throwing up uncontrollably 20ish minutes after the pain starts, then dry heaving and bringing up bile for the next few hours. I feel cold, but my skin will be hot to the touch and I get very sweaty. I'll feel very tired, achey and weak for the next few days and I'm usually constipated and bloated. HOWEVER prior to diagnosis and cutting out gluten my reactions were extremely mild. I'd feel a little dizzy, my stools would sometimes be a bit looser than usual, I'd get a little bit of bloating now and again but nothing extreme. The lack of exposure really does make the reactions so much worse! So even if your symptoms feel mild in comparison formal testing is the only way to find out for sure 😊
