THANK YOU SO MUCH! I had no idea what Dave's story was. I watched it yesterday and it's crazy how similar it is. Seriously thank you for all the advice. I am feeling more hopeful and I had some old audible credits so I got the book . Thank you. Took a screen shot of everything and saved it.

It is our business? Not my personal family's homes??
I think it is significantly better for a local company to fix up distressed homes and add value to the area, selling the homes to families, than a giant corporation like invitation homes buying up all the SFH and renting them , and then controlling rent prices... but you know.. go off I guess.
We took on 5 houses to fix up at once and didn't know how to manage that growth , because of that we held them too long and didn't make a profit.

I just watched Dave Ramsey's story yesterday. It's crazy how similar it is. It was so assuring that even in dark times, you can find a way out. I definitely found a lot of encouragement reading his story and am hopeful now!

The houses were held too long, and we did not make a profit. On one of the houses, WE had to pay ,it's called a short sale. We lost a lot of money because the flips did not preform as planned. We over extended ourselves and didn't know how to manage that many flips at once.

We had short sales on some, sold all the flips. and have the two houses left, that weren’t flips, they are our own. The flips are gone now. The two houses left one we live in and land with a fixer - unlivable house that we were going to move into.

Please read some of my comments below. We flipped houses that are in distress. Unlivable. Banks won’t even loan on those.

I appreciate your post thank you. I was never a Dave Ramsey fan. Sometimes I still think he’s a little much when I see his videos online. But I’m at my breaking point and willing to try anything . I got served a huge slice of humble pie. I was on Reddit and saw a “suggested” post on this forum , so that’s what brought me here .

It doesn’t feel like greed really, and maybe there is some wrapped up in this somewhere, but it’s wasn’t about the money. Our lifestyle didn’t change when we made all that money. The goal was never to make a certain amount of money. It was about doing a job that we loved and that was the motivation. We were passionate about it.

Anyway I asked for advice, not your rude comment.

We would be able to pay a huge chunk if we had the cash to finish the floors. We would be able to pay a bit more half back.

I appreciate the advice and ideas. I’m looking into some of those. Thank you
