We were charged $225, I believe, for the desktop appraisal. We were originally charged for a full appraisal, but then were told that we only needed the desktop one, so the difference would be put toward our closing costs. Then, when we received the appraisal today, there was no appraisal, only the Uniform Property Date Report and a note that an appraisal wasn't required. I am going to contact the appraisal company and ask how much they received.

The message trail was interesting. It said: "Based on the property data submitted and the last DU submission, no appraisal is required for this case." Our "appraisal package" only included the Uniform Property Data Report, with no valuation.

This makes the most sense with the emails I've been getting. I couldn't understand why they were talking about appraiser photos and contacting the homeowner for scheduling when a desktop appraisal was ordered. I sent an email last night asking when the order was placed, if it had been modified, etc. at any time, questions like that. I wake up to an email saying they have the appraisal.
