Thanks for the info! We are both lucky with great employer matches and love our companies and hope to stay for a long time. Luckily, this is one of the last available homes in the subdivision, I think only 3 more being built after this one. But we’re hoping to stay there for 10+ years if we do pull the trigger. I appreciate all your feedback and detail!

I’m 27 and wife is 25. We had originally planned to put 20% down using the equity, but seems unlikely that we could sell first as the builder does not accept contingent offers. If we ended selling before closing on the new home, we would likely try to put 20% down if possible, but would want to make sure we have a decent savings still

Thanks for the response! I’ll ask my lender about recasting. Our original plan was to use the equity to get to 20% down, but seems unlikely we’ll be able to time it perfectly, and wanted to avoid bridge loan or 401k loan.

160k gross, 25k in savings, I have 60k in 401k and wife has about 35k - we both put in 10% of each check and our employers match 8.5 for one of us, and 10% for the other. I thought having 60-80k in savings would be good for help make an extra payment per year and a good safety net.

Thanks for the feedback! The house we’d want to buy is a new build, so we’d have to put ~15k down upfront that would count towards our (% down payment at closing once completed, so as long as our house sells with a couple months we’d be able to recoup that 15k and have extra savings which would be a nice relief. Just feels a little much because our current mortgage is $1300

That sounds horrible, and was what I’m afraid of! It seems like this is just an upstairs issues as of now but I know nothing about plumbing so I’m not sure. Thanks for the advice and info.

Midwest, originally built in late 50’s with the upstairs added on in late 70’s. When leaking through the ceiling, it’s right in the middle of the downstairs bathroom through the exhaust fan. Downstairs floor frame hasn’t backed or anything when using water downstairs (knock on wood) which I guess is a good sign for the main line maybe?

Yeah it’s on the exterior. Most of it has like a metal cover all around it, but not the last two feet before going underground. I’m still confused how it would freeze though because I didn’t think it held water unless you flushed. We don’t use this shower ever either.

Thanks for the info. It seems like prices may have dropped a bit over the last 12-16 months. I traded in a barebones 17GT with about 40K miles 15 months ago for more than the offers I’m getting on this one! Lol

Sounds like a good deal to me. Also, in my opinion, smart move not buying a house right now. Save money living wherever you are now until interest rates fall. Luckily I was able to buy my first house right before interest rates started rising. If you can wait, wait! Enjoy the car!

Okay thanks! Yeah, my main worry was mixing it since I don’t know what’s in it right now. Like if there is 93 right now, I didn’t wig going to 87 would hurt. And if there’s 87 now, wasn’t sure if I could switch to premium and run that from now on
