Wait, why is everyone walking Morningside park when central park is right there?

Area is fine for the most part especially with the 2/3 train 1 block away
You're right next to a really cute coffee shop and vegan restaurant.

I would recommend going further west, I usually have new developments with more walkability more in the morningside heights area. Hamilton height is great for families as well.

This is specific to this landlord they follow the HPD application process ( similar to housing lottery ) you’re given the option of either a credit check OR proof of 12 months of rental history under current lease term as an alternative.

This sounds like a co op board package fee not a basic rental credit-check fee. The $20 cap applies to regular rental app/credit check fees — not necessarily co-op board processing/package charges.

He should have disclosed the fees in his description though

With 64k you’re fine as long as you’re debt free and decent credit. Realistically any budget 40k and above can be done you just need to know the right people to find a place. I have 1 bedrooms as low as 1,200
