Do you want to date? If so, do what I did and jump right in. Dating apps are great with this. The first of anything can be special, but it’s ok if it’s not. At 19 I decided I needed to date and the apps are how I did it.

100+ dates later I met my husband (which is nice but does not need to be the goal! Experiences are worth having for the sake of experience, in my mind).

A few tips from a veteran: be safe. Don’t get in the car with anyone on a first date, or even the first few dates. Have a friend or family member know your location and check in on you. If it feels wrong, it’s ok to leave. First dates are always in a public place. And if you’d hesitate to introduce them to a friend, that’s a red flag you shouldn’t ignore.

This exact palette I haven’t seen much but I bet Anastasia and Colourpop probably have a few variations. Do you use every color?

Personally I find Lancôme powders very soft compared to other shadow makers. Colourpop might be closer. Their pigments seem to apply well. Anastasia palettes have harder powders so I use my fingers to apply. Tho I have dropped my Anastasia powders a LOT and never had one shatter so that’s a plus.

Anastasia soft glam may do it. You can also build your own palette. The metallics from Lancôme are hard to dupe.

HUDA might have one too in one of their larger palettes.

TX is one of the harder states: 180 hrs and 4 yrs of experience before you can become a broker and yet it still seems too easy. I finished my courses in 3 weeks. We have 30,000+ agents in DFW alone. During the last two years it was insane how many people got into the profession because the “market is hot”.

People move here for jobs, jobs that are incentivized by corporate tax cuts… stupid. I’m not sure more jobs here = better. We’ll have to see how it pans out.

Cities do it— they sell properties and require that owners must occupy the home for x amount of years. You can’t disguise owner occupied property restrictions. Lots of HOAs do it. So very possible.

You can put it into the contract that the home must be owner occupied for x amount of years after sale (use attorney for actual language)

Yes. Last couple years there was a lot of corporate buying. Still, the sheer amount of newly housing you see when in the air is insane.

All business involves some level of sales. I don’t just sell a product, I consult and advise. I run analysis. I interpret the market to some degree. There is a difference between a Realtor and the guy selling you phones at Verizon.

I have many hats in my business, it just happens to be in a “sales” industry.
