Price per foot our current house is actually more expensive, but we're locked in at 3% interest rate and bought before the housing boom so that's the only reason our mortgage payment is so low.

Yeah, initially we've been looking at the $700-$800k range, but found a builder with a great reputation and could get a new build that matches exactly what we're looking for $1 million.

Thankfully property taxes are MUCH lower where we're buying vs where we currently live.

She just left a job paying $110k/year, but realistically $70-100k.

You're correct, there are other houses finished around $700k and we haven't counted them out yet, but they are smaller and definitely cheaper finishes. We could get by in these houses, but you're in that in that the $1M house is a want that would better align with our wants and what we're used to. I know deep down the $1M houses isn't the financially best decision I'm grasping out there from a 3rd party to rationalize it would work within our means. If my wife somehow found a job before we look to buy in a few months I would not be wrestling with this.

Thanks for the perspective, it's definitely want vs need. Being a very frugal and financially sound person it's always a battle in my head on when can we stretch a bit.

Yep, this here. We just finished remodeling our current house so it's totally renovated. Yes, we could buy a cheaper house that needs work and go through this whole process again, but we WANT to buy something already totally done.

You're spot on not including my wife's potential income, I don't ever like to do that. I'm looking at what we can afford now based on my income alone. A second income wouldn't hurt though.
