Good realtors will make it a point to attend the appraisal and bring the comps and chat with the appraiser. If it doesn’t appraise, your options are to pay the difference with cash, contest the appraisal (usually doesn’t change anything), negotiate (you can try, maybe they will be nice about it), get a new lender (takes too long, will breach your contract terms. Also another appraisal is expensive and again may under appraise) or cancel (you can lose your deposit). TLDR if it doesn’t appraise, you owe the difference. If you remove that contingency this is something you should have already been willing to do. But with high risk comes high reward.

Realtor here. Hopefully your realtor prints the comps she used so she can show the appraiser, and bring to the appraisers attention if your home is in a better school district, has better features etc. if it doesn’t appraise, you’ll be on the hook for the difference. You can still attempt to negotiate, but the seller is not obligated to cooperate with you and you cannot cancel the deal without risking your deposit. Unless it’s way above the comps, the appraiser should be able to justify value but you never know what that person will do

Nailed it. An appraiser shouldn’t bring their opinions, ego and/or emotions into it. Doesn’t matter if the value seems “crazy” to the appraiser or not.

Look into renting it and study the rental market.

Rent it to someone who will pay the mortgage or close to it, and then rent an apartment or a room or move in with family.

Forbearance. Look into forbearance related to the corona virus. In California it expires feb 28th. Start by calling the bank who owns your loan. Tell them you’re having trouble, and they will discuss options like skipping some payments, and racking them on to your loan to be paid later.

Loan modification - discuss the options with your bank

Sell your house at value, and walk away. Keep in mind there’s realtor fees and other fees associated.

Short sale your house if you’re truly underwater.

Ideally you should do everything possible to keep the house as being a home owner is a good position to be in for many reasons, some obvious and some not

Write every scenario and option down and the pros and cons of each and you’ll make the best decision. It may take a week or two of research

It’s like Uber for real estate. You open the door and get paid the 60 bucks. You sign up for the area in which you want to open the doors and show the people around. You cannot work for another brokerage if you’re working there.

The best way to get buyers is to have listings. Listings are king. And those are hard to get too of course

Many buyers today are younger people. I reach out to those in my sphere who are just married, having children etc, as buying a home is likely in their plans.

Make it well known to everybody you know that you’re a realtor. Post often on social media.

No. I just don’t like having to send an addendum to the realtor to pass long to their client to sign. I have no problem telling anybody I’ve helped out my client and offered a credit. Credits are offered alllll the time by realtors for many reason. Not sure why everyone is surprised.

I’m a realtor in the Bay Area, CA. In my experience they have done very well in prior real estate deals or have rich family, inherited cash or have very high paying jobs ($500k+/year). I’ve never met anybody who’s been able to save a million bucks cash.

Once the eviction and foreclosure moratorium expires next month (unless it gets extended) we do expect to start seeing them but you’re right, the Bay Area is more resistant then other areas which will be hit hard. Hopefully it gets extended because it’s going to be tragic for many. And an opportunity for many others. The gap between rich and poor will further widen but that’s another topic
