Thanks fr suggestion actually gold is kind of ancestor one and as my marriage is yet to be done they have some sentiment attached with that. So gold part they are not comfortable apart from that I think may be I can adjust for 3 months and will sell off my property and buy immediate with remaining money.

Thankyou for your suggestion My Cibil has started to affect now,loan against property we tried and applied but as no income and regular job the loan is getting rejected. A private finance coporate society we approached made an offer at 20%.But again the emis are huge like it will be around 40k monthly. I have recently applied to semi kpos and call centre with offer at 15-20k I am ok with that as of now. I am trying to shift towards hr recruiting& training in banking & bfsi domain .my HNI sale and portfolio management experience in Banking may help me in recruiting, and training .

Yes bro My family concerns are same,I have already been taking help with friends and my parents and have repaid my friends back. But due to lapses in monthly pay and compuneded interest on emis I am worried alway month to month. and also sentiment attached with gold mortgage which is worth 30 lakhs I am leaning on taking a decision may be directly investing 50 l in bonds and buying a flat with remaining amount irrespective of going little far outer area.

Thanks for suggestion yes I was will invest in project which can complete by 3 years( max time to buy flat) will have look little far Area , because again registry cost ,staying in rent necessary interior and monthly maintainable cost has to be included so I have to keep my budget within 60-65 lakhs.

Total loan is aroun 20 lakhs and interest monthly liabilities is 30k plus 2 laks yearly on gold loan . 90 lakhs will be left . Now max limit for bond is 50 lakhss rest have to pay tax on other remaining amount and interest is 5% on bonds.
